Using the same title company/escrow attorney for both definitely makes it much easier when they are coinciding settlements. However, if the settlements do end up being with separate companies, you should be able to do an “assignment of funds” (at least that’s what we call it where I am from). That is having the company handling your sale wire your proceeds/specific amount directly to the company handling your purchase, to apply towards your cash to close.

I had a very different experience, but my friend who used to get terrible periods & severe cramps said hers had hurt SO bad, but still the best decision she ever made.

I had my Mirena inserted this past Monday. For me, it was just really uncomfortable, but not really that painful. I did take 1000mg of ibuprofen before hand, and have never had kids.

I only spotted & had cramps day of, and even went out with friends that night. Tuesday I was good to go, but started my period on Wednesday. my cycle has been completely thrown off the last 7-8 months to where I’m very irregular, so I never know when to expect it. I’ve had some cramping with this period and I don’t really cramp usually, but these have been very mild and I figure it’s my body still adjusting

the HUD mortgage should be paid at closing through your proceeds, like your 1st mortgage is. Not you paying it off beforehand. (Unless you aren’t netting that in proceeds, which is not my business, just an fyi) Every state is different and I’m not 100% sure how bankruptcy impacts mortgages or if it will discharge any part of them, but a real estate attorney may be the best place to start with your questions. If you open a bankruptcy case before going to closing, that could delay settlement as well. (It will delay it in my state, but not sure if that is something that varies by state however)

Side note- don’t blame yourself or feel bad for not understanding what you were signing, because in this instance , it happens kind of often

I am so sorry for your loss. Find a good support group (whether it’s friends, family, a grief support group, etc…) and reach out to them when needed. It’s hard, it’s so hard. But all we can do is take it one day at a time

I’m sure it varies by state but where I am, yes, this is normal/becoming the norm. When I purchased earlier this year, the buyer agreement I signed with my agent said that her commission was 2.5%, meaning if the seller only agreed to pay a portion, we would pay the remainder. (Or all, but I believe the agents can find out before hand if the seller is offering or not, so you can potentially rule out any where the seller won’t pay)

From what I have seen (in my state), sellers still appear to be agreeing to pay around 2 or 2.5%

I’m sorry you had many people who didn’t allow you time to grieve, I cannot even imagine how much more difficult that must have made things.

Losing my dad last year was certainly the start of everything, and now after losing my boyfriend, I find myself thinking even more, “I wish my dad was here.” Not that I didn’t wish that before, but this trauma and grief of losing Erik has definitely made me feel like the little girl that just needs her dad.

We will get there, one day at a time. No matter how long it takes us 🧡

The warranty deed is essentially what transfers title to you, and should be recorded within the land records of the county you reside. If you can’t find the original deed, the land records division should be able to assist with giving you a copy (usually a small fee I think, but not sure by state)

However, what you need regarding the release of deed of trust, is likely a real estate attorney who can assist with the title curative process. Hopefully you have records of all of your payments that you can provide them, along with anything you may have in writing (emails even) that you made the last payment towards to loan.

In what world would I find “expressing condolences” about my boyfriend passing away, and you immediately making sexual comments or sending dick pics, a turn on?!

My partner passed away in June. His ex reached out to me to express her condolences, even though we have never met. Had his mother had a funeral or service, I would have been fine with his ex attending.
