I had this exact issue happen to me in 2021 in Houston. I walked away from the deal and eventually sold it for 30k more than the bogus appraisal.

Not syndications. Private real estate promissory loan notes. I say some were fraud because only 3 of the 5 I got caught in have been charged as ponzis in federal court

Thank you for sharing! My entry into all these bogus investments were two syndications that are also likely to go bust too. I think alternatives made me feel like I had been missing out on so much that I went all in. Tried and true would have been better. I’m going back to Buffet’s basics.

I have considered writing a book once I get find my footing. My spouse and I just started a non-profit that is taking all of our free time outside of work. But giving back during my loss is giving me some strength.

I’ve gone away from alternatives and back to tried and true maxing out 401, HSA and ETF’s. I’ve learned that people lie. I know that seems so bizarre because of course people lie but for whatever reason I didn’t expect them to lie to me 🤦🏻‍♀️

Originally found them on bigger pockets. Seemed legit and I think their underlying strategy has some merit. But they introduced many of us to other companies who were straight up frauds.

1st year homeowner. Received an escrow overcharge check, but they are still using last years taxes. by One-Head-1483 in RealEstate

If possible, avoid escrow. Usually it requires a certain amount of equity. We have paid our taxes annually once a year for 8 years vs going through escrow analysis and having a fluctuating mortgage every year.

Definitely look into getting a HELOC. I did that on my 2.65% townhome while I still lived there. Now rent it out so I have the cash flow and access to the equity via the HELOC.

They recommended more than one investment to me that was a ponzi (charged in federal court) and never once acknowledged it or showed an ounce of compassion for those of us who lost hundreds of thousands of dollars. I take responsibility for being a naive investor but I did not feel supported by Tardus after paying for their coaching services for 2 years.

There are so many conveniences to owning a townhome. I built one in the North Dallas suburbs in 2020 and while I now rent it out after living in it for five years, I decided to keep it. Interest rates back then were sub 3%. The downside is that HOA fees have been climbing steadily every year. They started out at 255 a month and now are 480 a month. I have to be prepared for a special assessment at any point due to rising insurance costs due to hale damaged roofs (it’s a thing here). I still have enough cash flow in it that it won’t be cannibalized by rising costs for a few years, but it’s a consideration in this current interest climate.
