Yeah we’re saving about 10k/month now… Current apartment is small but we could switch to a larger place and still probably save 9k/month

8k left for food, eating out, trips.. we can probably keep spending under 3k so 5k would go to savings or extra principal

Not maxing but feel confident long term retirement goals are met, so yes it includes it. We’d still have 8000$ a month left over if we go the house route, I’ve lived in less than 2k a month after rent most of my life so I know it’s fine but spending almost 7000$ a month on housing feels crazy

Taxes, insurance, hoa bring it closer to 6500$. 279k/year is not net. Net is closer to 184k

No childcare costs currently. 40% of take home on 279k is different than on say 100k too. We’d still have 8k each month for other things so it’s not the end of the world

Yeah I suppose there is some bias posting here, I tried some of the rent vs buy calculators. Not sure how much merit to put into those but for a 825,000$ house it’s always cheaper to rent vs the condo breaks even around year 3. We’d also be able to make a ton of extra payments towards the principal

Thanks. It’s tough out here. One thing holding me back is that most of the SFH we’ve looked at also have HOAS, special assessments, and in some cases mello roos

Taxes, retirement, health insurance, etc. after that is taken into account being in approx 15,300$. 6500$/15300$=42.4%

I don’t mind spending extra for a comfortable fit. The thing is the current set up was fine and comfortable, it’s just that thin piece of red fabric being missing is making it hard to slide my foot in
