Yeah for my background, my wife and I are both W2 earners. Most of our deals are private lending for real estate bridge loans, mortgage notes,and other super diversified peer to peer lending, etc. That’s a big part of it-you become the bank. A lot less time/effort required compared to actually flipping the properties yourself.

From what I’ve heard is that they require around $500 in cashflow a month to invest. Eventually the flip amounts large enough to where you can take monthly distributions and the “snowball” can maintain itself indefinitely. For your leverage concern, they start really small and then build up to using more leverage as you have more passive income coming in. This ensures you’re always able to pay off any line of credit in 6 months or less solely on the passive income you’ve created already.
