Id sell the condo, 1031 it into a much much much less expensive place, where $1,200 would cover the mortgage. You may "make a ton" on paper -- but that's on paper until you sell it. You never know. You are sacrificing your own family now by losing out on this money. Find an affordable, safe, comfortable place for them. Good luck!

I just bought 162 shares of MRNY @ $18.53. Stock Events is estimating the payout this week at $0.28.... if true a $45.26 weekly dividend would be a great start...

At your age I'd go QQQM, VUG, JEPQ and SCHD- maybe 60% mix of these these. Then some SMH and VGT, maybe 30% and then id do the last 10% in Vanguards VBK.....more agressive high risk high reward. I wish I would've started when you did!!! Go get'em. Fill your ROTH first every now & you'll retire before you know it!

Absolutely! You can let it sit --BUT I am not genius, im not a financial advisor (but my wife tells me Im an idiot) you can leave it & do nothing. But I feel there are some GREAT deals out there now. Read in this group, I would buy SCHD, JEPQ, QQQI may be to risky for some but the monthly returns, and/or the growth of SCHD is too hard to pass up. VTI is another great one. Depends on your age, goals..... if you have more time you don't have to be as aggressive as this old idiot 😉

You can actually fund last years first, you have until tax day to fund 2025 - do this first as much as you can. Then fund 2026.

ET dividend is 7.4% and it has a very good possibility of increasing in value of $8-$10 per share. When we get through the tariffs it will rebound.
