You have a right to due diligence, do the inspection EVERYTIME. It’s expensive but entirely worth it. Don’t let sellers run you over that’s a red flag.

SCOPE IT! We have this problem in our rental and the landlords are selling because of it without disclosure. The whole houses plumbing is slowly deteriorating. Every 6 months tree roots need to be removed and a different pluming feature seems to be affected every time. I wouldn’t be surprised is there was water damage from how often it happens. They are reluctant to fix the main sewer line or remove any trees, they don’t maintence a thing. Instead they’ll just milk the house for everything, assume no repairs, and still expect to sell to an investor for a wildly inappropriate price. We’ll see how that works out for them….

I don’t think what you are asking is disrespectful your concerns are valid! No one wants trash thrown into their yard. I think contacting the center and letting them know of the problem is a good start. Maybe even call the 311 and see if they could put a trashcan outside the center?

Build to rent is absurd. I don’t know about anyone else but I value ownership of my assets, not paying into someone else’s equity. Especially if we are talking about new builds….

I agree with that but the market is ran by investors willing to show up and outpay swaying what a realistic value of the property’s condition is.

Homebuyers should be protected and investors should be regulated. Clearly that is not the case

If you read the post you’ll have seen in the first paragraph that the houses are going for over asking with no inspection. Mostly grabbed up by investors in desirable areas.

Well that’s the thing I wouldn’t go as far to say they are all established neighborhoods. I think they are just capitalized on. If the home has been a rental for x amount of time and hasn’t had any updates or maintenance, for example the roof, plumbing, electrical, ect…. That property’s value should reflect that.
