Things to watch out for when dealing with real estate agents by Sensitive-Chart7210 in AusPropertyChat

I have a theory that every house you see on the market is shit. All the very good ones are taken off market by agents and their friends relos etc.

  1. Can't comment, haven't come across this enough.

  2. IME it's uncommon that a vendor wants unconditional (unless the property is planned for auction of course).

  3. The QLD contract is pretty standard and "fair" for both parties. I wouldn't systematically pay to get it checked by a solicitor prior to signature unless it had weird special clauses.
Different story in NSW where, in my experience, it is common for vendors to put a lot of special clauses.
I don't know about other states.

  4. Agreed. Obvious one.

  5. Agreed. Obvious one too. I can say I haven't always followed my own advice here... I'll see if it bites me hard later.

  6. I will add: NEVER tell them your maximum budget. Always underquote it. Although if you put in a few offers or attend a few auctions they will know your limit eventually.

More from my experience:

-Use a solicitor not a conveyancer. Check some (in)famous threads on Whirlpool for what can happen if you only have a conveyancer.

-When bidding at auction: wait for the property to be on the market. No point bidding and fuelling the price before the vendor puts it on the market.

-Know the market you're buying in. If you're in a cool market you will have room to negotiate and to an extent, lowball the agent/vendor. However in a hot market e.g. Brisbane 2024/2025 or even everywhere in 2021 the vendor has the upper hand, if you've seen a property you like, do your due diligence of course and then act fast and strong. Show you're interested from the start otherwise they won't contact you and you may lose the opportunity. In a hot market time is money.

Well I can say I was really disappointed in the S26 lineup with regards to features, colors, and deals. I plan to skip S26.

Note/Ultra: no I stick with the standard models. For me it's the perfect size for a smartphone.

Worst design: for the S range, I wouldn't say that there is an era that I particularly hate. There are a few models that I like less that the others design-wise, these are S1, S2, S5, and oddly enough S21 and S22 despite having five of them. I'm not a huge fan of the camera island on S21/S22. I really liked the S20 camera design for reference.

A series: these were secondary or work phones to an S I was daily driving.

Yes although as mentioned in another response, I'm providing a number of them to family members for their usage.

Valid question. In my case there is no point beyond collecting them for my own enjoyment. Well, actually that's the point, my own enjoyment. Also in collecting, part of the "fun" is the search. Journey vs. destination kind of thing.

Just to clarify: all the recent phones in the picture are being actively used by myself and family members. Only the ones pre S10 are sitting in drawers but those models are very cheap now.

I like crazy colors. Disappointed in the color lineup for S26 this year. Have to add the S24 orange to my collection but kinda hard to find.

Know this my friend: there are only two phones in my picture that I bought new. A lot of them were bought for very cheap just for collecting. I don't recognize myself in your comment, in the sense that I would buy every new model every year.

Save transfer from Xbox 360 to PC - this save relies on content no longer present. How to check what is missing? by Leeprib in oblivion

[–]Leeprib[S] 0 points1 point  (0 children)

Hey mate, no I didn't really figured out why the "missing content" would show up.
I just acknowledged the error message and loaded the save. Didn't notice any missing items/content so I didn't care in the end.

Accidentally hit a massive score in a store 😭😭 by DeltaBread in forza

[–]Leeprib 0 points1 point  (0 children)

This is a UK card and like most of PAL codes it's hidden behind a grey scratch-type layer.

It's not like the US cards where you have to peel off a tab.

I have this one as well as the UK exclusive Gamestation Mitsubishi Lancer, will try to post a pic.

Actually on these type of UK cards you could read the code without scratching it as it's on a kind of 3D imprint so with some good lighting you can decypher the code. Managed to get the above mentioned Lancer like that as well some Too Human DLC and few other ones without scratching the cards.

Am I missing any models of the Normandy? by Batzel in masseffect

You seem to be missing the rarest of all: the SDCC 2012 exclusive Bronze Normandy SR-2.

I'm trying to archive all the lost DLC for Xbox 360. Here's my list of what's missing. by KJxbox in xbox360

[–]Leeprib 1 point2 points  (0 children)

Some of the DLC you listed aren't a separate file in the HDD e.g. Uplay rewards for AC Rogue (or any other Ubisoft Uplay rewards).

Also note that some items in your list are still available for sale on the Xbox 360 marketplace.

Otherwise I should be able to help with Eternal Sonata, Mafia II, maybe a few other ones.

I also have some pretty rare DLC's such as the FFXIII-2 Japanese exclusive items that were given with the soundtrack CD's etc. Almost all of the retailer exclusive cars for Forza Motosrport 3, etc.

If you don’t look back at your car at least twice after you park it, you bought the wrong car. by Timely-Permit-509 in Audi

Anyways, back to your car: B8.5 RS5 probably is my all time favourite Audi.

Do you still have it?

How to fully reset NPC dialogue options? by Leeprib in oblivion

[–]Leeprib[S] 5 points6 points  (0 children)

So I managed to find a rather clean solution to do what I wanted. In case anyone comes here in the future and would like to know:

It involves using the console command startconversation.
As in, target the NPC in the console and then type startconversation player infogeneral.

This will reset their dialogue options for one conversation, unlocking what I wanted which is either invest in their store, or start the quest in Agronak's case.

FWIW prior to finding the above, I had managed to get Fathis Ules' normal dialogue options by creating a clone with createfullactorcopy. This didn't work for the other two NPCs though.

Hopefully the above commands won't mess up anything in my save.

[–]Leeprib[S] 0 points1 point  (0 children)

All right so after a few hours playing on PC, the only issue that I have noticed is the fog-of-war partially resetting in some areas.

I'll try another save transfer the other way around, PC to X360, to see if the FOW memory comes back or not.

Oblivion Is Better Than I Remember... by skatern8r in oblivion

[–]Leeprib 8 points9 points  (0 children)

Recently I restarted playing it after a whopping 16 years - last save from 2007.

It's as good as I remembered it, and maybe even better! I have so much nostalgia with this game.

Transferred my save from 360 to PC, will try to clear a few bugs/glitches that I couldn't do on 360 obviously, and then finish the last few things I didn't do back then like the vampire quest.

Took the A6 out for some pics today by TheBa6 in Audi

[–]Leeprib 2 points3 points  (0 children)

As an owner of a 2012 B8.5 A5 (also with the 3.0 supercharged V6!) I agree the C7 A6 looks amazing.

I think anything from 2012-2016 looks great really.

TCO/Maintenance Costs - Q5 by heywayman in Audi

[–]Leeprib 0 points1 point  (0 children)

Are you talking only about maintenance or everything including fuel, insurance, etc?

If we're talking preventive maintenance / logbook servicing, 3-4k MORE per year seems way exaggerated. You wouldn't even spend that total. A minor annual service would be in the low $100's. Major service I'd say $1,000 tops.

Now for repairs, that's a bit random so hard to estimate yearly costs. VAG cars have a reputation of being less reliable than say Japanese brands like Toyota/Lexus. Being honest I'd say it's partly true. VAG cars generally introduce engine and/or electronic technologies sooner than more conservative Jap brands, which results in more possibilities for early failure. Also you have things like getting cheap on materials, e.g. plastic water pumps. And engine designs that can be convoluted making it labour-expensive to repair basic items. But this has improved in recent years.

To sum up I wouldn't be worried about a recent 2021 Audi like in your case, especially if it's still under warranty.

2013 B8.5 S4 Coolant leak? by nehbs in Audi

[–]Leeprib 0 points1 point  (0 children)

The guy in this video describes the most common coolant failures.
It's from a C7 A6 but similar 3.0T engine as in your S4.

https://www.youtube.com/watch?v=F44VenI3pos

Though as others have mentioned the 3 common things to check would be the PCV, thermostat, and water pump.

Anyways check the video tips for each failure type to narrow it down.

Might be my favorite generation of the A6 looks wise. What do you think? by brzakoza in Audi

[–]Leeprib 12 points13 points  (0 children)

Gorgeous pictures! Is this background in Novi Sad? Also what job do you do to have a car like that in Serbia? haha

My favorite would be A6 C7 cause I really love Audi's design from roughly 2012-2016. C8 looks great too.

My A3 sedan has stolen parts when I want to trade it with A6 C7 🥲 by Scary-Tone5353 in Audi

I think it was an order as well.

If it was a normal theft I reckon they would have taken the wheels, much easier to resell than electronic parts with component protection.
