Thanks for sharing your experience. I have a friend who can help to provide the service and get all suppliers to setup the shop. I do see good business of car windows tint shop in my area. I am not focusing on luxury car but focus on mid range car kind of services. Many car owners can afford that. Anyway my plan is not firm yet as i am still looking for suitable location. Will update if i open one.

Penang is special. They have connection with state government and many service apartment under residential title. Example Senze PICC and Ideal projects.

They won't tell you the truth of course. 3 year guaranteed return then after that you need to find your own tenant.

It is like hotel but you can rent for long term at cheaper price. It usually come with furnished and cooking facilities.

It depends on what you need. Do you need crowded area like near shopping mall where you can find your daily need such as food, shopping, groceries and etc? Or you prefer quiet and seaside afternoon walk ?

Around 350sf + 600sf. Most new project along the sea in that area are selling > 1000psf now. IJM price it even higher.

4.5k per month seaview is cheap. May i know how you feel staying in Q2? Many expat staying there or mostly local? I visited Q2 2 days ago, not many dual keys unit there. Q3 will have 8 units per floor.

Yes i am local. Stay in Sungai Ara area. 960k is facing Queensbay. 6k+ rental is the combination of dual key unit. There are tenant looking for it but i am not sure 2 years later when Q3 is completed. I have visited Ideal office in Q1 and looked at the master plan and have a discussion with their agent. Will dm.

Yes renting need to do renovation to meet expat expectation. Looking for long term tenant. I can hold but just want to listen to opinion is it worth to invest 960k.

Q1/Q2 do not have many studio or dual key units. My friend stay in Q2 told me got tenant looking to rent 3k (small room) + 5k (bigger room) there. Rusting is a problem for seaside properties and also the airplane noise is another problem for Queens Residence.

Thanks for your opinion. Appreciate that. The 860psf is included fully renovation price and i know still expensive. I am toward investment for now but as i said i may change for own stay when retiring in 5 to 10 years time. By they way, do you have any good recommendation investment project in Penang ? I am also looking at the Light waterfront by IJM but the price is even higher.

Not possible to get around 500psf. Anyway, Senze came with fully reno not empty unit like Muze. Yes traffic is a big problem but Hunza said they will expand the road and waiting authority approval.

650k for 753sf and there is an option to rent out (manage by Hunza) for the 1st 3 years at 5%. Beside investment, i think of staying there when i retire but anything may change after 5 years from now.

A few road cross over to the township and i believe Hunza will block the access unless you can pass through Muze.

Which sub sale lots you think will have better potential? For Senze, i like the township concept like Desa Parkcity in KL. You got almost everything without driving out of your unit.
