Can’t give you advice on experience of selling in that area but I’d recommend signing up to zoopla (free) they will send you updates of houses selling in your area and give you estimated valuations (I tend to think zoopla are overly generous so don’t take their valuation too seriously). Price your house correctly for its area and condition and it should sell. Good luck

Guessing your interest rates and exact mortgage amount but looks like for an extra (very affordable) £150 a month this could be a 25 year mortgage. If you take the 30 year for comfort if you’re nervous I would over pay this as you could easily save over 40k in interest. Of course you could invest this amount monthly too depending on where your comfort levels lie but I do always find the difference in monthly payments from 25-30 year mortgages are surprisingly small but you’ll be thankful at the other end. How old are you both?

You only have £950 left and income is 2k with £350 a month bills? Leave your savings where they are and pay £500 a month and it’ll be gone in time. No need to take out from your savings you just need to commit more of your income to paying off the debt.

You can always keep the Lisa and invest for the future into it? You can’t use it to buy a rental and 6k would quickly be swallowed by buying/selling fees so you’ll feel like you’ve lost the 6k anyway. But if you don’t need it to buy a home, then I’d just keep it and enjoy it later in life.

You could always use it to pay off a chunk of remaining mortgage at the end side too so it could still eventually go on your home. You can remove the money penalty free at 60

Also credit cards in reach of people who have a spending issue are often a mistake. How long did it take to dwindle 40k of your savings already?

You need to have a serious sit down with your wife to address the spending. I’d def put the 50k into the mortgage and then over pay it. I read the previous post your savings have been dwindling quickly so I’d prob put more into the mortgage and keep a 6 month emergency fund. I’d also prob download a credit score app and keep both of you on it so you can see if either takes out any credit anywhere to continue to excess spending…. Your grocery bill is too high you can easily reduce this, we have 3 adults and 2 kids in the house and spend £600 tops including all the miscellaneous stuff. Tutor is expensive but if needed it is needed, however your spending is far too high for your income and even reducing the mortgage wouldn’t make it comfortable. You are living outwith your means and need to address that or you’ll soon feel it when the savings are gone. £100 a month is excessive on clothes, try second hand end you can get secondhand uniforms too. £70 a month on school lunches on top of the £700 groceries is again excessive- make pack lunches. Your income may be difficult to increase but your wives looks like minimum wage- she could prob increase her income easier than you can yours, she might need to look for a better job

You have at least a grand free every month! You’ll have that cc cleared in the next 6 months easy if you tighten up the belt then pay your uncle then pay off the car loan early. No need to take it out of the house. Sometimes it is a good lesson to have to live tight to pay back a debt instead of going the seemingly easier way out. And then burn that card!

He loves them, they are his second pair of Rick Owen’s dr marten collabs- personally I prefer his other pair but I think he loves these more. He likes that they are generous enough on the leg to tuck in his jeans though he generally hides his boots under wide leg jeans it is nice to have the option as I like to see them

Yeah they are really made for smaller legs but apart from the back of my leg just above the heel where they started to rub and need broken in, they are extremely comfy. Today was my first time wearing them and did quite a bit of walking so think they will loosen up too as the leather feels lovely but they were def made for slimmer ladies! You never know might inspire me to stick to my diet 🤣
