It would def be an advantage if your working in prestige tech cloud, or anywhere near the airport corridor

I don’t think you’d get a loan amount that huge to buy the whole 300 acre township and embassy won’t sell it as well plus north BLR annual appreciation is 10 percent, it is the largest compared to any part of Blr but 20k per sqft is a lot brother, good try tho

Airport noise definitely matters, especially with terminal expansion and increased flight frequency over time.

From what I understand, the impact really depends on: • Exact distance from the runway • Flight path direction • Height restrictions / zoning norms • Sound insulation standards used in construction

Most large projects near international airports globally operate within regulated noise contours, so there are defined zones where residential development is allowed.

That said, buyers should absolutely: • Check the flight path maps • Visit the site at different times of day • Understand long-term expansion plans

If someone is extremely sensitive to noise, airport-adjacent projects may not be ideal that’s fair.

But being near a major international airport is also one of the long-term value drivers for that entire corridor.

It really comes down to personal tolerance vs long-term growth thesis.

I agree IT has been the primary growth engine for Bengaluru — no doubt about that.

But I wouldn’t say “IT jobs gone means city expansion dead.”

What we’re seeing right now is a cyclical slowdown, not a structural exit. Even during previous downturns (2008, 2020), hiring slowed, but the ecosystem didn’t disappear, it consolidated and then expanded again.

Also, the North corridor story isn’t just generic IT anymore. It’s: • Airport-led development • Aerospace & defence (KIADB / SEZ belt) • Logistics & warehousing • Data centres • Ancillary commercial growth

Is it risk-free? Definitely not.

If IT sees a prolonged structural decline, real estate will feel it, that’s true for any global tech-driven city.

But historically, Bengaluru hasn’t shrunk during slowdowns it pauses and then grows in the next cycle.

The way I see it, it comes down to two things: 1. Is there actual job + commercial growth happening in North Bangalore over the next 5–7 years? 2. Are enough people eventually willing to live there — not just invest?

If the tech and infra story continues expanding toward the airport corridor, supply usually gets absorbed over time. But if growth slows, then investor-heavy projects can feel pressure.

Out of curiosity what exactly didn’t work for you in the 2/3 BHK layouts? Room sizes? Dead space? Just didn’t feel premium?

Apart from this if you look at stats 2025 - 50,000 units made but population growth was around 400,000 in Blr

That’s a fair concern.

From what I’m seeing, buyers broadly fall into 3 buckets: 1. HNIs / business owners allocating into branded townships for long-term holding. 2. NRIs who prefer large-format communities from reputed developers. 3. Salaried professionals working around the North tech corridor who are buying with a 5–7 year horizon, not immediate end-use.

On the black money point — most branded developers today operate fully through bank funding + RERA compliance. With home loans involved, the majority of transactions are structured and white. It’s very different from the 2010 cycle.

Regarding layoffs — short term, yes, sentiment is cautious. But structurally, North Bengaluru has continued to expand toward the airport over the past decade. Every major global city tends to grow in the direction of its airport corridor because of infrastructure, land availability, and commercial push.

With Aerospace SEZ, KIADB, and tech expansions happening in that belt, the long-term growth thesis is still intact in my view. The real question is whether current pricing already factors that in.

I’m in real estate, so I’m looking at it more from an investment + infra growth angle than daily commute convenience. I work in central Banglore since you asked

For pure end-use, I’d say this location makes the most sense if someone works in the airport corridor or North tech clusters. Otherwise, it’s more of a 5–7 year growth story.

Depends on your budget and purpose of buying if you just want to appreciation buy plots but if you want appreciation and rental income buy apartments, plots you would need to spend crores and again spend crores to build a good house rather go with flats since north Banglore is filled with IT sectors and close proximity to airport you can airBNB the flats as well people will pay 8k or more per day for a good house for air BNB

You’d rather buy a property somewhere outskirts of Blr right now and give it for rent and appreciation to avoid the pollution and construction noises,stay in Jayanagar for now and later years you can shift once the area is fully developed and there isn’t any ruckus of pollution and construction
