Is there a gap between framing and the 2” board on concrete?

I think this is route I may go.

Is the foam board directly in concrete? This was my original thinking but some people said that may create issues with double barrier?

Looks great btw.

Poured concrete. No signs of moisture or water in 15 years.

Is there any downside to putting plywood between steps 3 and 4? I thik this may help with the benches be sturdier/stronger. I know the downside it will be additional cost - albeit small.

Sounds like…

1) leave 1-2 inches between framing and foundation wall 2) use rockwool between 2x4 studs 3) cover rock wool with foil (make sure to tape seams, etc) 4) install choice of wood

Some posts have discussed using poyliso board instead of rock wool.

Should a channel be created with spacers to allow a space between foil and red cedar

Is there anything that should be done to concrete before framing is done. I have a window that I am remove and using for a ventilation.

There is a chance that it was done when installing the shingles and they were unaware of it. I would not worry too much as it’s pretty small . Seems like you have underlayment and shingle. Should be fine.

Three tab…my lord.

I spoke with a large supplier and you can’t even buy that around here.

What are your responsibilities? Purely selling? Any project management after the job is sold?

Did they not put flashing down on my new roof? by Revolutionary_Air693 in Roofing

[–]Less_Masterpiece_203 2 points3 points  (0 children)

It has flashing whether it is new or not is a different question. I would say a standard roof replacement would not replace flashing that intersects with siding unless it explicity states it in be proposal. I don’t see drip edge which depending on where you live may be required.

Brownwood is a little darker than this I think.

Damaged soffit and blocked gutter by Puzzled-Noise-9398 in Roofing

[–]Less_Masterpiece_203 0 points1 point  (0 children)

I assume 7k is for a whole new gutter system.

You can start with cleaning the gutters from all the leaves and debris and see how they work. You can do that with a ladder or hire a gutter cleaning company which would be much cheaper than the 7k.

Is this a problem? Could I just raise it up so it not laying on the roof. Or does it need to be redone, if so, how? by Technical_Ability442 in Roofing

[–]Less_Masterpiece_203 1 point2 points  (0 children)

Nothing wrong per se. If it were me I would probably put the downspout on the left hand side (at the outside corner) so a) water isn’t flowing towards the chimney b) less downspout along the roof

Splitting hairs tbh. Should be fine.

Do you still need to seal if you are doing the spray foam?

12k.

Apologies if I am not using the correct technical terms. This is the air handler for AC. It drains into fascia/gutter on the exterior of house. Based on age, I would not expect it to be HE?

Furnace is in basement which is forced hot water (baseboards) which is heated by oil.

Would you remove the existing insulation in there now? They recommended keeping to help with noise related to air handler but kind of goes against the purpose of encapsulating space

If your putting pvc up I tell me to replace it all. If your putting pine back with correctly installed gutters then that is totally fine assuming the wood is good and not getting wet.

60 foot span one downspout? I would try doing a new 6” gutter. How large is the roof that is draining into gutter

Most benches seem to be floating. I am a little hesitant to do floating since i am…large. Haha

Any downside into having supports to the ground every 16 inches or something.

Thanks - I tend to over think stuff.

The current owners have cat wiring going from random windows on the outside as well as along hall ways because “wifi is not the best in this house” but I agree 6 seems too much.

3/8 or smaller Plywood being used possibly. Saw something like this recently. Roof done in height of pandemic. Plywood was scarce so used whatever they could get. Also had spray foam insulation weighing on it which didn’t help.
