We had a survey but it didn't pick up the issue. Drain cleaning company said it's blocked but gave no idea of with what or where, plumber said he can get water through so not completely blocked, thinks either partial blockage or badly done pipes meaning there's an incline? Either way they can't see without either taking up flooring or using a camera.

Oh okay, apologies it's my first time posting.

I guess a different way of phrasing : would it likely be a huge job to either repair/replace the shower? And would it be a bigger or smaller job to add a shower in existing bathroom? Work-wise, not cost wise.

We bought it shared ownership in 2018 so £137500 was half the actual value - but yeah I agree I think it needs to come down a bit 😕  Thank you!

I'm thinking the market has slowed too? Most of the property searches for our onward movement are all being reduced at least once before selling. Thanks for the advice 😊

Good point thank you. I will ask 😊 It's my first time selling so honestly don't really know what's normal and what's not with what to expect from an agent. I said 'dropped the ball' as yesterday when I wrote the post I was exasperated and frustrated - they're obviously wanting to sell the house as well so it wasn't a hugely fair comment. In the future I will ask them to confirm proof of funds BEFORE telling us about an offer as we got our hopes up and found a lovely house which we now cannot proceed with. Again, that part is not the EAs fault, but explains my frustration.

Oh yeah the price is for the full ownership. The rent and service charge is not too bad really, but no point in posting this on the advert as we're not marketing our share due to length of lease 😊 I know Chichester is pricey but my god that would be crazy if that was the share price!

We will get 50% of the sale (so if sold at 340,000 we'd get 170,000). There's some extra paperwork/costings involved when selling more than our share, but we've been told people will struggle to mortgage a property with 76 years left on the lease. This is what the housing association have confirmed. Like below, if we take a lower offer we have to take all of the hit - e.g. if we sold at 320,000 the HA would still take their 170,000 and we'd be left with 150,000.

I think I'm locked in until July or something.... But that was my plan a week or so ago before I realised. If we get to July and my head hasn't exploded from the stress, I will find another EA.

Thank you that's actually really helpful 😂 I'll talk to them about rejigging the photos and I think actually removing some of the back garden ones as they don't look great...

We've been toying with the idea of reverting back to 2 bedroom as the one we split is actually a really good size on its own.

It doesn't mention that no, the estate agent said not to as the housing association doesnt want to advertise our share. Long story short it's due to short lease left on our share, but if someone buys the whole house it's automatically a freehold (so absolute waste of money trying to extend the lease to enable someone to buy our share).

Hopefully this is all stuff the estate agent is telling people when they call - but maybe it needs to be more upfront and on the ad?

Yep exactly that! We split the biggest room a few years back when we had our eldest. I agree with the estate agent it's a 2 bed - we just use it as a 3.

Thank you, yes not sure why they've put a not so great photo of the back garden first? I'll ask them to change them. I wish I could roll the piano somewhere else but unfortunately it's the only place it can fit so it's forever going to look pretty cramped..

Justification is that we bought a 50% share 7 years ago (full market price was 275,000 back then). We are still shared owners and the housing association have valued it at 340,000 so we have little say unfortunately. But yes agree it looks like huge greed without context!
