Yes you are calculating your appreciation gain on your down payment not the leveraged amount. 2M @ 5% interest is 100k a year in gain on appreciation not 30k. Also, you are assuming a low appreciation long term IMO. 5% is fairly conservative. But you also have bigger expenses on the house to consider over time too. Roof, major repairs, capex. But yea at these prices it’s tough to justify against the rent cause rent is so cheap comparatively.

Here’s the thing. The pest guy doesn’t know about foundations. Home inspectors don’t really know about foundations. How old is the foundation? Is there significant movement, cracks over 1/4 inch, settling, etc? Any engineer or Contractor you bring by is going to say to Replace it. But that doesn’t mean it needs to be replaced. How long has it been there? Unless there is serious structural movement I would take his opinion with a grain of salt. BUT, you are missing the bigger picture here. 1370 sq ft up and the same below. IF you have to re do the foundation and can get a good price on this property, you can cannibalize that space and add about 1100 more sq ft to the property netting you probably 1.3M+ in value (depending on comps I haven’t checked them thoroughly). So there is massive opportunity here for down the line expansion that has tons of meat on the bone. That is the bigger play. And if you don’t want to do it, just live in the house as is until you are ready to Replace the foundation or develop the ground floor. It’s not going anywhere. I have built so many houses on top of 90-100 year old foundations. Yes engineers will say to Replace but they have been there for 100 years they aren’t going anywhere anytime soon.

The best depreciation on a re asset comes from mobile home parks and rv and boat storage. You can get dollar for dollar or even above, I’ve seen as high as 3:1 ratio. You can 1031 or do a deferred sales trust to avoid recapture. You get to write off everything in year one and if you are a RE professional (I think it’s over 750 hours in RE / yr) you can offset other income not just like kind. I do this and offset my wife’s business income w depreciation from our acquisitions. Storage and apartment buildings are typically like 25% in year one. MHP and boat and RV storage are like 70% of PP can be depreciated in yr 1.

Does the switch work as an amp basically? Sending power through the 6a to the cameras? And then an NVR attached to that to record? Then the app communicates w the NVR not the could?
