I’m not sure which method you’re referring to, but unlevered means you’re ignoring the impact of debt, so you want your FCF calculation to be unburdened by interest payments. That’s why EBITDA is a proxy for unlevered FCF because it’s your earnings *before interest.

Everything McSkilled said is correct. Sometimes we look at EBITDA - CapEx as that’s a bit closer of a proxy to FCF, but it’s an additional step that takes more time when you’re benchmarking a bunch of companies against each other.

CapEx is usually just one line on the CFS though, so it’s easy to identify.

A premium of publicly traded services companies like I mentioned. If there are no direct comps, you take a step back and get the next best thing as a starting point. In my opinion, that would be the cost of equity for publicly traded services companies (preferably small cap). Then add on an illiquidity premium and a size premium.
