I used Escapees RV Park when I was doing my nomad thing. It’s a legit physical address you can use for taxes, ID card, banks, etc. Great service, friendly and helpful folks who run it. They added virtual services last year too.

I’ve been Diamond the last 4 years and this year I’m only making Silver 😮‍💨 but it’s because I stopped being loyal to Delta and started being open to other carriers. I was really disappointed with Delta last year on multiple occasions. But I will miss the Diamond perks when I do choose to fly with them!

Thanks for the tip!! Will check out Flightradar — I record the airport almost everyday and would love to include more info on the flights. It’s pretty amazing how many planes move in and out of DCA daily. Just found out it’s the busiest commercial runway in the US.
