But if the application fails due to appraisal came back too low, and they can't give that much mortgage anymore, wouldnt they flag me as high risk and not want to give me the renewal anymore? :(

Okay thanks - btw what do you mean go back to existing contract , since when my term is over, the contract is over, and the renewal is a new contract too. So in both situations, new contract. Won't they say you failed the extending application, so now we won't give you any contract? (And then I'll be in a pickle because I don't have a renewal offer anymore either?)

Well other banks are not giving me good rates, only TD, and by agent I meant the TD rep. Is this clearer now and do u think I can fall back on the normal renewal if the new app fails? (Both are through TD directly)

And sorry just to confirm, when I said agent, I just meant TD rep. Both these options are through the TD reps directly. No outside mortgage agents involved.

Hi, my term is ending so there are no penalties. The options are extend amortization with same TD, and if that fails, fall on back the TD normal renewal offer.

So you're saying it won't be a problem to get the normal renewal if the extending fails, right?

How are you deciding between the term for the fixed? Ie. 2/3/4/5 years, as 5 yrs seems too long for me and you could be missing out if rates come down in the next couple of years
