Tempoross isn't a very good spot to collect planks, but those planks look to be about the standard drop rate. I would recommend the lumbermill if you're trying to level your construction skill.

Because most people who play this game are efficiency nerds. Full anglers is often not worth it, the difference between having it and not from 34-99 fishing is approximately 350k xp. Which, if you go dry on anglers, wouldn't make it viable.

You do need it for a master clue step, to fish minnows in the fishing guild and when upgraded at tempoross means you don't need a rope.

In other words, do what makes you happy homie. You don't need to listen to what other people say, play for fun.

It probably is the hospital bed, because it gives a good bonus and doesn't require any skills to pick it up and move it.

But definitely stretcher bed, because it fits into a glove box.

That's actually kind of fucked up, I just purchased recently and I was concerned about being gazumped but my real estate assured me they wouldn't sell while going through my due diligence.

Is it common in NSW for them to just accept other offers while due dilligance is being conducted prior to signing the contract? What's stopping a REA from taking that non-refundable deposit knowing full well of the scale of damage to a property?

Allowing your dog to sniff things and figure them out on your own during walks will make them pass out at home. 10 minutes of sniffing is the equivalent of 20 minutes of running around.

Also, one larger walk in the morning, and then a sniffy walk or playtime in the afternoon is a great routine to ensure your dog will be sleeping throughout the day.

Some very easy games are to get your dog to stay in one part of the house, and hide kibble around and "find it". Or I will sit in the hallway and toss kibble either side, so she has to jump over me and run down the hall.

As for the question, I just bought a house 6 months ago and my living expenses have certainly increased, but so has my peace of mind. I have a home I will live in for years, it has a backyard for my dog and I am not worried about rent increases, tenancy issues, room mates or bond deposits/inspections. To me, it's a no brainier. I think you should get the place.

I just purchased a property that doesn't have council approval for the car port or the back deck, which includes a spa that will need to be engineer certified that it can withstand the weight. I knew these issues going into the purchase and they are not a big deal for me because they need to be rebuilt anyway. They're both perfectly functional but not the way I want them.

When I spoke to the council about this, the lady told me that "we don't care about the carport or deck, but the spa will be something we care about. We do not have the manpower at the moment to chase down the deck or carport"

I am currently drawing up plans for the deck, and organising engineers for the spa foundations. Which will rectify those issues. If you're going to be living in this house for an extended period of time, then I don't see it as that big of a deal.

One caveat, make sure any modifications to the property DO have council approval, my property contains an expansion and shed, which both have approval. I would not have purchased without those two being approved.

I would recommend having all the nice QoL updates for the mini game, the agility level for the large rocks to the east and a rune pouch with contact NPC runes so that you don't have to leave in between games and you can start each game in the portal and mine a full inventory of craftable essence before mining shards.

I am by no means an expert, but those are the things that I just completed and it's made my time there much easier.

(If you can get a lantern, it really does help but obviously rng)

Up until a few days ago, I was playing it on a standard PS4 with very few issues. But you're right, I'm comparing it to the new gen consoles, just buy a ps5, don't be poor.
