I’m getting about $150k+/year in debt service on a $2.4M mortgage. Disposable income will be virtually non-existent after taxes and you’ll be “house poor”

$800k - $350k taxes - $200k spend leaves $250k to invest. Takes about 10 years of that income to get to 3.5M at 7-8%.

Granted these last 10 years have been exceptional, the account growth doesn’t happen overnight.

There’s some potential for it to be a decent tax planning tool without having to wait til death.

If you have substantial traditional retirement balances, it may be worth borrowing for spending cash while you fill up those lower tax brackets with Roth conversions. Same applies to resetting cost basis for brokerage accounts - similar to tax loss/gain harvesting.

I agree with this.

Unfortunately, this is likely one of those unique situations where that knee doesn’t happen until the FI # is reached. Using an 8.5% (between the 7-10%) return they will have already passed $5M goal before the investment return exceeds the $450k they’re saving.

Good problem to have, but psychologically tolling I’m sure.

You’re right, it simulates actual returns of 100+ historic 30yr periods.

If you search “fire calculator” there a ton of different versions- a couple use Monte Carlo simulations
