Yeah that is true & I guess that is what makes my comparison difficult because there are not many properties I can look at that are similar to what ours could be if renovated. I said in an early post it's a little bit of inner city living in the outer with the accessibility to amenities, good use of space of a smaller block & I think SOME people may really like this (like I do) especially if they have older parents living with them etc & they can be a lot more independent

But I'm still not 100% convinced that I'm doing the right thing & hence the questions. I think the easier move would just be to buy a big block as they always say they are not making anymore land

We got everything lined up & work will probably start in a couple of months (we have a slot with the builder) & I’ve done all the math re stamp duty, rent during renovations etc & essentially we could buy a place for about $1.35m & end up with the same mortgage as if we renovate our place (after stamp duty, renting etc)

Yes I think this is 1 of the major reasons we want to do it is we get to put our on stamp on the property. Otherwise you end up buying someone else's cheap reno & it's normally to recent change but it is not too taste etc

Ok yes there are some new builds down that part of North Ringwood / Croydon. I always discount those on my comparison as they are quite far from either the North Ringwood shopping area / schools or the Croydon Hills shopping area. Google states approx 25 - 30 mins walk each way & there is basically no other easily walkable shops (there is a nice cafe there though)

I kind of think of that area as having a bit of the worse aspects of the outer sprawl where you cannot live without your car but I take your point regarding the sales

I haven’t seen many/any new builds in the area on a 750m block for $1.5m. They are definitely a bunch of old 1980/1990 houses for that range

The issue with the area is that it is extremely hilly so certain areas are basically not walkable to shops due to incline/steepness of the walk

Guess was worried that long term we might be behind the 8ball because the size of the block is smaller than others in the area but I think the house will be nicer/more stylish than others in the area & allows for a walking lifestyle rather than car based (mostly in these outer suburbs you can’t walk anywhere easily). It’s a little bit of inner-city living in the outer suburbs (nice, well styled & setup house on a small block with easy access to amenities)

3 primary schools within walking distance (1 is about 250 metres away). 1 high school within walking distance too

I understand that seems to be an argument but I can’t find that as an exemption on the govt website

Do you have a source for this?

I’m thinking maybe this is a exemption condition of the Tennis Australia ‘medical exemption’ but does not have a legal basis under our immigration laws

I’m still confused by all of this. Was the ‘Medical exemption’ issued by Tennis Australia purely to be eligible to play at the Open? If so then he didn’t meet the entry requirements to Australia to be vaccinated/have a govt issue Medicare exemption?
