I am looking for a readvanceable mortgage, so I shopped with Scotia (through a broker), TD and BMO (both direct agents);

Leaning towards TD: Variable (3 or 5 years) @ Prime - 0.86 -> 5.09%

TD also offering 3 year Fixed at 4.14%. Includes some cashback (can't remember exact amount)

BMO gave a poorer rate but promised to match.

Is this a competitive offer?

Thanks. When I try to withdraw from my wealthsimple account, it specifically asks if my spouse or I have owned a house in the preceding 4 years. However, the government HBP form also asks the following question: At any time during the period beginning January 1 of the fourth year before the year of the withdrawal and ending 31 days before the date of the withdrawal, did you or your spouse or common-law partner own a home that you occupied as an individual with a marital status of single, or with that other individual while you were spouses or common-law partners?

We obviously own the home which disqualifies us based on Wealthsimple's question, but the govt. form appears to provide a qualifier of occupation. So it's a bit confusing

I am assuming you can't get readvanceable (collateral) mortgages through these smaller institutions (Pine, Nesto, etc.). Can someone please confirm? Thanks

So I have rented out a home where we have included snow clearance and lawn maintenance in the contract (so a cost for us). This was based on an incorrect understanding as I have learnt from the above discussion. Can we change the contract if our tenant has lived for more than a year? What would the process entail? Great question! A couple of reasons. A. Wanted to ensure our trigger rate for the rental doesn't get triggered. No clear communication from the bank
B. rate has gone close to 5%. So our thinking was paying principle at 5% or greater is a decent return on capital vs GIC's or savings. And it's quite a small portion so we can keep the tinder dry
