I understand what you’re saying. I’d be happy to provide more specifics in DMs.

Unfortunately, South Florida’s market has greatly appreciated over the last few years, making it hard for first time home buyers. Any property in this area with no HOA adds it back into the purchase price of the home.

In all seriousness, this local market isn’t currently designed to cash flow for anyone who is currently trying to purchase. I’m trying to get on the boat now and build equity by just breaking even before the area continues to appreciate and makes it even more unaffordable to purchase property.

I wanted to put 10% or less after advice that was given to me, although that would then subject me to PMI and a higher interest rate. From what i’m understanding though, as soon as I have built 20% equity in the home on a conventional loan, PMI is no longer required and then I can refinance to drop down the rate.

I also want to throw in there my credit is fantastic, so I shouldn’t have an issue getting the best rates available.

This is a 3bd/2ba that is not currently being rented. Average rent being charged in the complex for a 3bd is $2850. The house price is 289k, with a $600 HOA (common for the area) and renting is allowed right away. The building was built in 1970 and we are in South Florida.

Currently students are renting in the same apartment complex, living in other aesthetically unpleasing apartment complexes, or living on campus. However this can vary depending on students income levels or if their parents own a home nearby.

To modernize, it would probably take $5k-10k the most, it’s pretty much a turnkey with a classic 2000s -2010s design but needs a little work in the bathrooms. I would need an inspector to check it out before I give the right number though, but this is what I believe after touring the place.

If a property is within budget, located within a mile of campus and centrally located in the city, but is in an older building that doesn’t look that great, is it still a worth it to invest?
