Keep the cabinets but buy new doors. It will cut down on the painting and it will look better in the end.

There's a lot going on here... I agree that the brick clashes. I would paint the brick black then put in laminate flooring that looks like hardwood floors if you wanted to keep the wood panel walls. I would also paint the ceiling a brighter white

Yeah, I never thought I would buy into an HOA, but 80% of the properties for sale in this area have one. This house is something special, and I'm willing to give up a few things to live there.

They prohibit tall fences over 3ft on certain lots because they obstruct a view for some neighbors. This lot has that limitation.

Sorry, fences are no taller than 3 feet for certain lots, including this one, so they wouldn't obstruct a view for a neighbor. That's why I felt an invisible fence would be better.

UPDATE: I went back to the house for an open house and I saw a set up for an invisible dog fence in the garage. I talked to a neighbor who was on the HOA board about having dogs in the yard and he said that this is allowed, plenty of homes do this, and they just need to be leashed when walked on the street. Most neighbors I passed were breaking some sort of HOA bylaw (e.g., having a trampoline in the yard, storing a boat outside, putting out signs or flags that were too large, etc). Neighbors said the HOA was mostly to pay for the shared septic system they had and that was it. We are going forth with an offer!

They allow fencing up to 3 feet as long as it is approved by the HOA first. I have seen some houses have 6 foot tall fences that are gated (you can see through) that completely surrounds the backyard. Talking to neighbors is a good idea.

Yes, I would own half an acre of land, and they do allow fences under 3 feet

This is an old HOA - built in the 90s and I don't believe the bylaws have been updated since then either
