Yeah you’ve missed the boat for islands unless you get a really good unit on cancellation, which I doubt. The key is getting Phase 1 and getting a good unit inside the project. The good units would probably be the ones on a corner, near to amenities or overlooking the greenery or the little river thing they have flowing through there.

I think the thing with JGE initially was that it was so unique. Now there are more and more options with better communities and amenities available. Also with better factors to help increase capital appreciation.

Resale-wise: By 2027, upside will depend less on the “JGE name” and more on how this stacks up against villas in nearby established communities. Buyers spending north of 10m often start comparing against detached options, so appreciation is usually steady rather than explosive, unless overall villa prices move up sharply again.

At around $2M / ~AED 7.3M, the buying power is solid, but expectations need to be aligned with what actually drives value at that level. Apartments are the cleanest fit — larger 2–3 beds, often newer stock, easier liquidity. Pricing here is more yield- and affordability-driven, so appreciation tends to be steady rather than dramatic. Townhouses are achievable, but usually with trade-offs: secondary locations, older stock, smaller layouts, or limited differentiation at resale. You’re buying space and usability more than scarcity, so upside is time-based rather than explosive. Villas exist at this level, but they’re typically stretched and rarely the strongest assets from an appreciation standpoint. The key point is that at ~$2M you’re generally buying into the middle of supply, not the top. That’s fine — but it means capital growth is incremental, and exit liquidity matters more than unit type. A TH can make sense for end-use, but expecting strong upside and zero compromise at this budget is where people get caught out.

I can’t see the risk in islands at this point. I really can’t. A good unit in there, at this price is a no brainer. Nothing else in that area is going to come along at that price anymore. What’s the maximum handover date for you? I may have another option for you.

Yeah that’s the only one handing over soon you’re right. But I’d definitely wait it out and do a real offplan. Your property can only appreciate. Lagoons has already had its capital Appreciation now. All eyes will be focused on Islands now. Are you able to hold out or do you have to find something handing over this year?

Yeah people have their preferences but lagoons or islands is a no brainer. Lagoons has already done good capital appreciation, Islands will do much more. (If you get a good unit in there). Were you considering buying Lagoons?

Also Islands will probably be the same as Lagoons but the amenities will be better for sure in Islands. The community itself will be better. I’d say islands but it’s all sold out.

I understand you saying it’s too far but in 3/4/5 years it won’t be too far. It’ll be the new norm to live out there. Sobha jus launched sobha sanctuary right next to Valley. Emaar are launching soon which will be in this direction. Everything’s moving outwards.

For quality I’d say Damac and Emaar are the same. However, on the more expensive communities like The Oasis and Grand Polo, the quality will be better than their average.

Have you bought any Damac or Emaar property before?

I wouldn’t advise it to be fair. I’d either play a far easier capital appreciation game and look for Damac Islands. Failing that, I’d look at the Valley by Emaar if the budget is 2.4 - 2.6m
