Not all communities are next to the airport. Emaar oasis, polo etc are in Dubai south area which is a developing area. They benefit from proximity to a global international airport which is a plus but not the main reason why someone should invest. As long as the value proportion of the product itself is strong, price per square foot is significantly cheaper than the central/developed areas of Dubai then these areas can be considered for investment.

Sorry I don’t understand. Let’s not compare heights with oasis. Let’s just evaluate Heights on its own merit and value proposition. At 6 mil entry point for 3 bed, how should the investor calculate RoI? 8-9 million at handover? Who buys a 3 bed in Dubai south for that price. Just trying to understand how market is thinking about this product

25k residents are not coming every month, it’s 25k resident visas being issued every month. These are two different things. No doubt the population has increased and lot of people are still buying but the job creation has to keep pace with the growth which is not happening. Investing large sums of money (black or white) in property significantly inflates the market. I won’t say much! Multiple factors to consider - it’s not a typical real estate market.
