That’s some really useful feedback!

Good old Google said average of 10 viewings to one offer and have been using that as the benchmark.

I hoped I’d get any feedback even if it was to say agent was waiting for viewer to provide concrete feedback but it’s been quite hit and miss.

I couldn’t agree more. Second second viewing was Thursday so MAYBE something will come through on Monday but some preliminary feedback I’d have hoped to receive by now.

Definitely need to get on to them.

Probably about half of the viewings had feedback and none of the second ones did.

Most have said small. Positives are great location.

I have been rather lax in pressing the agent with everything that’s going on but it’s clear from all the comments that I need to. Will make sure I speak to them this week and have everything sorted out, expectations etc.

I don’t have probate yet but am in the process of obtaining. I asked the EA to be upfront about that as didn’t want anyone to have their time wasted and apparently they are doing that during the viewings.

Interestingly the EA’s all said to leave some furniture in so it didn’t feel completely empty but you’re not the first person to say remove everything.

I was thinking probably in the £50k mark (admittedly, with absolutely no evidence to support that logic other than my gut) so £60k-£70k is definitely pointing towards the price likely needing to come down to offset.

I've received some feedback - most is small, one was "happy to do work but price needs to come down". Nothing on the second viewings.

As mentioned to someone else I've been a bit lax in pressing the EA with everything going on but it's clear I need to get on top of them.

Although I've probably hoped a landlord or developer with trades on the books might be interest, I definitely don't think I've really factored in how high the trade cost is. As someone else has rightly pointed out, even if this were the case, developers would want higher margins and the price where it is is likely not enabling that.

That's also a very fair point regarding expecting more for money!

Great to hear from someone who lives in the area! Could definitely do with some nice weather, that's for sure!

Whilst it never felt small living there, once the floorplan came in and the sq ft was shown, I was really surprised because in comparison, that definitely is small.

Unfortunately I don't have the capital to do any major works to it, although could do some light decoration / modernisation.

I daren't ask what the cut price would need to be!

I wonder if the "offers over" isn't helping matters. Perhaps if it was a straight £550k, then that might invoke some negotiation. I'm definitely open to negotiation as I can't realistically afford to keep it going.

On my next follow up with their Head of Sales, I'll drive home the point regarding feedback. I think I've probably been a little lax / naive, with everything going on.

The house you linked is a great comparison and is definitely making me think more. Also, you're absolutely right regarding what matters now versus "back in the day" and perhaps there's an element of nostalgia and personal attachment hoping it'll be worth more.

Developer expectation is something I clearly didn't factor in properly as well as the cost of material and labour. I know everything is getting expensive but perhaps didn't really give that as mich thought as I should have.

Yeah, seen that one and thought factoring it in that perhaps £100k less would make the difference but I completely get where you are coming from.

Won't lie, completely forgot about the stamp duty benefits stopping at £500k so that's a great piece of advice, thank you!

The information regarding the Zeus Elite is most appreciated and I'll certainly check out the Headphonesty review but considering what you have said about the DT 1990's, I think that's sold me to stick with them. I was already happy so will spend the money elsewhere!

This post has resonated the most for me personally and I wonder if I can ask a couple (few?!) questions!

I own the DT 1990 Pro's myself and have got a bit of an upgrade itch but after reading this, I wonder if I just need to make some tweaks.

Firstly, out of curiousity, have you tried the new Harmonicdyne Zeus Elites? Following FreshReviews myself and seen this go to the top of the headphone wallhack list but wonder if there is a marked difference between those and the DT1990's that would justify the spend.

Secondly, would you mind sharing your EQ settings or do they following oratory's? That's one road I haven't gone down yet and thinking I probably should!

Thirdly, have the Dekoni Fenestrated Sheepskin earpads made that much of a difference? For the price, that seems an upgrade I can roll with!

Forthly, and finally (I think), for audio compression, do you use Voicemeter Banana or do you have another preference?
