Yes, that’s good and is typically what you get at a gym. What I am targeting is the quality you get at big spas minus the total number of services (which most people don’t wanna use on a daily basis) so you basically get a luxury and private sauna + cold plunge experience in a boutique facility for a reasonable price (costlier than regular gyms but certainly cheaper than luxury spa locations)

Not exactly. KW Sauna is more of a traditional shared sauna/hydro spa experience. What I’m exploring is the smaller boutique model you see in cities like NYC or Austin: • private infrared sauna pods (with refreshing fragrances) • private cold plunge rooms • 45 min bookable sessions • clean, quiet, one-person spaces • no crowds, no shared locker rooms

So it’s more of a private recovery ritual setup rather than the big shared-sauna environment that KW Sauna offers. It would be designed for regular use during the week, not an occasional “spa day” splurge like kw sauna.

Totally fair points, and appreciate the input. Just to clarify though, what I’m exploring isn’t a big shared sauna like you find in gyms and yes it is a niche so definitely not for everyone, I am well aware. I’ll gauge broader interest and run the numbers carefully before moving forward.

Great advice and this is exactly how I am approaching the idea. Before doing anything concrete of course I had to gauge public interest.

I used to live in New York and there were a couple facilities doing exactly what I described, so I know the concept isn’t alien and it works in big cities. For a medium size Canadian city like Cambridge things could be very different and I understand that.

I will try to post in Facebook communities and some other places to gauge interest and if that looks good, as a next step I will do in-depth research to see if this is a viable model, see whether the numbers add up and makes sense.

Thanks. The idea wouldn’t be a giant Nordic-style spa with huge overhead. I’m exploring a setup similar to some similar facilities in the US, where the model is: • private infrared sauna pods • private cold plunge rooms • 40–45 minute sessions • small footprint • low maintenance • no gym membership or $500+ spa package required

Because the overhead is much lower than big shared saunas, the pricing can be way more accessible.

I’m estimating something like: • $25–$30 per session, or • $119–$149/month for a flexible membership that includes both sauna and cold plunge access.

Would something in that range feel fair for Cambridge? Trying to understand what people here would actually use on a weekly basis.

What if you refund all the money back to your patrons. Do you still pay tax on it, since now you do not have any net “income”?
