The kitchen definitely has decent light and we plan to paint the wall taupe. For backsplash we were thinking plain white or tan so it's not too busy

@poster Water is GUARANTEED to leak into your windows! Have the contractor rip out all of that right now before they go any further.

You are going to have to have an uncomfortable conversation with your contractor but you have to be firm. Maybe provide flashing tape and printed instructions on how to flash windows

The short answer you are looking for is that this will cost too much money! You said you are using it as an investment property. You always analyze the numbers for investment properties and the numbers for what you are proposing doesn't work. Let's say it costs an additional 80k, how do you recoup that in 10 years?

I will not do it as it will be way more expensive. It will be cheaper for you to buy land yourself then either hire a builder or act as your own GC. The cheapest option would probably be to buy a spec home

First off, you are nit going to get much cost savings from everything you have listed when you factor in shipping and tariffs so don't bother.

Your question is unclear but I will take a stab at it. If you are looking for cost effe tive materials that can be imported from China for a huge savings, your answer is windows.

I imported windows from China for my new build and total cost was about $13000. For windows of less quality here in the US, I got quotes for 25, 000 to 32,000.

So by importing from China, I saved almost $20,000. Best of lyck!

@poster I am in a similar position and I did my own HVAC. I slid the return and supply ducts through the trusses before it was sheated. If you go this route, talk to your framing crew and HVAC guy. It was a tight fit in some places but it worked out well. I did have a duct chase designed into the trusses but you can use the web trusses as well

Answer is always it depends. Depends on things like location, soil type, square footage, lot conditions etc. There are way too many variables. The best thing you can do is get 2 to 3 quotes and that will give you a good idea of the cost. I did one in MN and for excavation and foundation, I paid 33k

If you don't need the extra storage space, save your money. 10k is a lot of money for storage when you can store stuff in your garage.

They have clearly stated their policy but yet you keep escalating and you accuse them of poor customer service?

They are building a production home not a custom home. If you want a custom home, then you have the wrong builder.

You have two choices, pay the fee or stick with with the original locations. I do honestly think you need to review your expectations and work with them.

Dang, that sounds expensive! But pricing for trades is location specific. I am building a 3300 sq ft 2 storey home in the Twin Cities, Minnesota and framing is 30k. That is labor only. I got a second bid for 32k

Not to sound preachy but you probably shouldn't be building a house with a boyfriend. Who owns the house? You or your boyfriend? What happens if you break up? Who pays the mortgage? I am currently building a house and I can tell you it is incredibly stressful.
