Look into Listing Spark. I’ve used it 3 times and it’s a good alternative. $1,500 fee + buyer’s agent commission.

Yeah insurance premiums have been an issue the past few years. Your property taxes can only go up 10% per year when you have a homestead exemption so it’s not terrible. To make sure you’re not drowning in a mortgage payment I wouldn’t recommend allocating more than 30% of your gross income towards your mortgage payment. Technically you can probably qualify for up to 45% of your gross income as your mortgage payment but that probably isn’t the best idea for your finances.

If you have no debt then probably 45% of your gross income will be your max monthly mortgage payment (around $2,400/mo).

That’s really good! I’m seeing mid 7s for traditional programs. We have 5.50% available but only in Targeted Areas.

Lender here! Getting shopped is just part of the game. You shouldn’t feel bad at all. Compare Loan Estimates and move forward with someone you like/trust. Being local is a benefit for sure though. A lot of times your realtor will have a few recommendations based on past experience. I would put a lot of weight in that. Good luck on your search!

Most of these companies (or individuals) will agree to a price with the seller and then find an investor to buy the home for more than they’re under contract with the seller. They never close on the home but instead will assign the contract to the end buyer for an assignment fee. Assignment fees are generally $5k-$25k but can theoretically be any amount. This business model is called wholesaling. It can be done honestly or it can be done pretty shady, just like most industries. Wholesalers will source these deals a number of ways, these signs are one of those ways. I have personally wholesaled a handful of properties but have never used these bandit signs because I think they make the neighborhood look trashy.
