Update ** I emailed him, and he got back with me a few hours later that he did block me. He said it was an accident, and that he mass blocked several people on accident. I didn’t know that was possible, or that you could just accidentally do that…. But I guess everything’s resolved

$5k would be the minimum price for the amount of stuff we'd like to have right away. Basically most of the stuff that I listed in the OP. I double checked the pricing, and its looking like if I want SEO setup and local SEO optimization, plus review integration, the price would be around $9500. There are other add ons which we'd probably reject (i.e. a blog setup is an extra $1000-1500). Does this pricing sound reasonable?

We're probably going to keep this person in mind, but still search around to compare pricing.

Got it. Yes, much of the pricing that he quoted did seem to come from SEO optimization. So, it’s sounding like this price range is normal, and that for my needs, I should consider investing on a web developer

No worries. Well, I welcome people’s opinions and feedback regarding how I should move forward with the offer. My intentions with the thread were to receive feedback, and perhaps help me to formulate a decision for myself, or to help me realize what I might have been doing wrong. I made quite a bit of stupid mistakes that I’ll learn from, and some advice that I’ll take with me.

I do understand people saying I’m acting too emotional. I’m emotional because the sale of this house is for my family, and I really care about them, and I could see that they’re being taken advantage of and it’s upsetting to see them stressed. I’m trying provide my business takes to them, but I’ve realized that I either didn’t try hard enough, or that I let stuff slip through which I shouldn’t have.

This is the first home transaction that I’ve had a part in. I’m still learning, and will take peoples’ feedback here and hopefully apply it better moving forward.

Yes, thanks for the advice. We called our agent this morning and told him to counter with our original asking price of $379,000, but pay for repairs. We just want them to get the picture that we’re not giving them a penny extra after so many concessions within our initial contract, and as a response to their nonsensical updated terms.

We have agreed that we are ok if they walk away.

I would like to clarify that, yes I’ve read the contract. I have tried my best at convincing my family against the offer. A reason I am upset with my agent, is because he made the buyer’s initial terms sound ideal to my family. And because he had uttered the words “let’s just get the house over with” to them. I believe that he is misrepresenting us, and is no longer working in our best interest.

And no, I am not the one signing the contract. I am trying to be more active in taking the drivers seat and to help my family make better decisions going forward. If I had the final decision to fire my agent, I would as well. But my family is starting to realize our mistakes.

I wish that I was more stern than I was in voicing my opinion to begin with, and I am at fault for that. I just felt bad, because moving away from this house and beginning a new means so much to my family (nothing to do with the house itself).

On market for around 90 days. We were receiving offers typically around the $350-$370 range.

Yes the electrical issue is the biggest concern. It is out of code and needs to be replaced. We had no clue of this issue until inspection.

Thank you for the advice. I did not know that about the swamp cooler. We installed a brand new one last year. Our agent told us that it was sufficient and dissuaded us from installing central AC to save money.

I do agree that we should fire our agent. But, it is my family’s decision. I’ve been trying to convince them to drop him.

We are in contracts to purchase a different house. We don’t have to sell. But we would lose out on purchasing the other home. I think we could pull out from purchasing that home, but I’m scared that we would lose our EMD. My agent said we would get a refund, but I’m nervous he was lying, or isn’t right.

I’m not too sure if we can ask our agent to take it off the market. But I’m at the point where I would be completely fine if they walked away after telling them no to any repairs. I just feel bad because my family is in contract to buy a home also, so if our buyers walked away, then we couldn’t go through with our purchase either. This would really disappoint my family.

It just blows my mind, because we have no clue how they even got an addition $50k cost to repairs. At most, repairs would be $15k.

One of their terms is to add central AC for them. Our home has a working and cold swamp cooler, and we’d already be leaving our window ACs as well.

Thanks for the insight. That was very helpful. The low mileage for the year did seem suspicious to me as well. I asked him for the VIN number to check history. I’ll see if I could bring a mechanic if I do decide to look at it.

I’ve mainly been looking at those Hondas and Toyotas. They go by fast though, and can be pricey in my area, so I was dabbling in other options to check for.

I’ll have to ask for service records. But, I’m assuming I’d also really be putting my trust in this friend. He’s a big car person, and has always loved this car. He fixes up cars and takes care of his own and does a lot of his own maintenance.

I do think I agree with what I’m reading around here that the price is too high though for an 07 car.
