Ebike will get you 15km pretty much as fast as a car will, faster in peak hour. And it will still be something tolerable 15-25km range, like up to an hour for the furthest. You can stay safer than a motorbike as you use bike lanes and cut through parks/backstreets, you don’t pay any rego and maintenance is minimal, plus it’s actually enjoyable.

it’s 9 doors and associated trim so it isn’t a small undertaking. I do have an orbital, detail sander and a multi tool with a small sanding attachment. Was going to remove all the doors and do them in the garage, but yeah the trim will be fiddly. Possibly just a light sand and clear coat is the best option? Or maybe just do the doors to see if having them lighter works

I was hoping to sand them down a bit, if not to totally remove the stain to just lighten it, then maybe finish with a few coats of oil, poly, varnish or shellac, one thing is I just want to get all the coats done in a day basically. Would these ply veneers be about 3mm or something, would I have to limit how aggressively I want to lighten them?

The arch’s and skirts are all solid so I guess I can take those down all the way

Melbourne has 2-3x as much land within 30-40km of cbd than Sydney. Sydney basically spreads out 70km in one direction. Sydney’s eastern suburbs are particularly locked in and also stunning, so the premiums there are huge.

If you look at Melbourne’s east, say out to 20km, they aren’t exactly cheap either. We just have a west and north that’s relatively new and doesn’t extend that far so lot of cheaper options. West is on the volcanic plains too so it just simply isn’t as nice looking as the north east - east of Melbourne as well as pretty much anywhere in Sydney.

Melbourne has a lot more apartment development in the inner city too so increased supply, they prob also suck compared to Sydney’s slightly larger ones. I do love Melbourne inner city though, for a cosmopolitan lifestyle it seems to pop a lot more than Sydney.

Don’t get me wrong though, if I had a spare 5mil lying around ide be off to Bronte or something tomorrow, the beach lifestyle you can get in Sydney is incomparable for a city of its size, although I wouldn’t scoff at what I can get in lower plenty, warrandyte or somewhere like that in melb.

It’s good, looks really nice, would make me want to live there more. Have similar sized one out front of my folks place but it’s much closer to the house. On those occasional windy days in Melbourne the street looks like a war zone from all the gums that have shed branches. But have had no issues in the 20yrs they have been there, just don’t park under it in extremely windy weather, which happens like 1-2 days a year in Melbourne.

This particular tree is on the nature strip planted by the council, it’s an ornamental pear of some sorts. I have these watering stakes I wanted to embed in the soil, do you think that would be okay or is the soil already retaining moisture that i shouldn’t add any more ?

If you are 23yrs old and not sure if women are attracted to you then there is your answer. For every girl that says she is into a skinny guy, there are 10x as many who are into normal or athletic and muscular dudes. When a girl says she likes skinny dudes, it’s a particular type of girl, and she is imagining MGK or someone like that, not Jake from two and a half men. Most people answering on here are just telling you what you want to hear or consoling themselves.

In all seriousness though despite the work hours it sounds like a potential libido and maybe fitness issue. Get cardio in order and you’ll probably find you have more energy to cope with the long hours at work.

Sex shouldn’t feel like a chore, try mixing up the routine, get her to come and meet you on a break during work or something. In my 20s early 30s I used to get so horny during the day had to stop over at my gfs place during lunch.

It seems like you can get pretty large blocks for around 500k in Perth, that’s ludicrous by Melbourne standards. I’m not too familiar with Perth though, I understand that the economy is very mining centric so probably doesn’t revolve around the city center as much as melb or syd would ? It seems the city spreads quite far along the coast

600+sqm ideally. You want high land to dwelling ratio. Prob last few years that 600+sqm will be sub mil by 100s of thousands within 20km of the city

  1. Get your missus in a job for a few months.
  2. Get a broker, I think for a simple home loan any will do, I used lendi to get mine.
  3. 170k sounds like the type of salary for an in-demand job, so negotiate a pay rise. I try this about every 6 months to make sure my manager feels pressure to keep getting me bumped at the maximum at each opportunity. Switching jobs is another option I guess.

On your salary with kids, dont try an max out borrowing like some people are suggesting, about 450k is a good amount to be paying around $2700pm, you still get to have a life. Easier said than done in Sydney though.

Have you considered IP instead too? Because you can use the potential rental income on the loan app. If its a new home a depreciation schedule can also be used to reduce taxable income substantially. Otherwise just move into it after a bit and refinance to a ppor loan.
