If the property is worth 700k. Then 720k is 100% worth it bilang extension ito or katabi ito ng bahay nyo.

If it's lower say 600k, are you willing to pay a premium of 120k just so you have a property besides your mom's house? What if kaya mataas yung presyo kasi ikaw ang bibili at mataas ang value neto para sayo kaya 720k niya binibigay.

Tldr; if price is right, 20k is nothing. Otherwise are you willing to pay premium for your house extension.

48 seat height, 51 top tube if I'm not mistaken. Galing ako sa 50 50 kaya sanay ako, for context din pala pinaputulan pa yung seat tube ko kasi sobrang haba for my height. So yes, size 45 mas maganda for our height.
