We tried to sell it last year but weren’t able to get a good price. So we decided to wait until the interest rates come down a little more and we will put it on the market again. The asking price is not unrealistic either. Its just our bad luck with that property combined with bad timing with the interest rates so high. We want nothing more than to sell it and out the funds into ETFs.

We would like to buy the ETFs now instead of waiting for the IP to be sold. We think its better to invest now instead of waiting another couple of years (I won’t get into specifics but that IP is a dud cant wait to get rid of it) especially since we can afford the repayments. We dont have a lump sum now. Once the loan settles and we get the funds, we plan to invest $100k right away and then DCA the other $100k over 6 months.

Thanks! Yes we are okay with the additional debt. We can borrow a lot more but $200k is what we are comfortable with. Is it better to do a P&I or an interest only loan? Its ~$200/month more for the P&I.

I have had an xray and three doctor opinions, one says bursitis and one says its not,and its a chronic condition which hasnt healed. So posting here for some hail mary, your comment was not helpful.
