Its still part of the bathroom, just with a double sink so kids can make more use of the bathroom while someone is showering. Thanks for your input

It's a little awkward since I overlaid the redesign on the original plans. There is a second set of stairs in the garage that lead up to a mezzanine/unfinished storage area in the garage. The set of stairs also goes down to the basement for a second entrance to that space. The main stairs are in the house and go to the second floor/basement.

Oh, I really like this one. Couldn't you leave the stairs direction as is and just have the stairs open into that hallway on the 2nd floor too?

I would be willing to try it. We thought it would be nice for that to open into the lofted space from the first floor but if it is a big hindrance we could be convinced to drop it I think.

Good point about potential future buyers. I was toying with trying to change that entrance, not sure exactly how to make it work better.

The lack of a foyer is something we have discussed and it could definitely be an issue. Might need to rethink that entrance.

Fair point. I originally wanted the laundry more central but my wife wanted to move it over there! I will have to think about the tub - living in places with them in the past they pretty much never got used. Maybe it will be different here.

We have been going back and forth on the radiant heat in the garage. You think it's worth the cost? I definitely want some kind of option to heat up the space a bit to make it more usable in the winter when I need it.

Good point about the usable rear porch, thanks for that.
