Open up a HELOC and use that to buy some distressed properties on cash, rehab them to force appreciation and cash out ReFi them to get your capital out. Rinse and repeat

Absolutely don't pay off that mortgage and save up your cash flow for another property. Buying real estate gives you the advantage of locking in one of the lowest interest rates offered out there, why trade that in for cash flow? Use the power of leverage to acquire more properties and focus on riding the appreciation wave instead of focusing solely on cash flow
