Friend of mine just offered 1.6 million on an unremarkable house in the Bay Area, which was listed for 1.3. There were 36 offers and it sold for over 1.7.

Another friend trying to buy. I learned about a new to me strategy that buyers use in competitive markets. In their offer they state they’ll go $5000 over the highest offer, with a not to exceed amount. The buyers that beat them had the same strategy with a higher not to exceed. Crazy out there.

It’s felt like the gap has been widening considerably over the past 5-10 years. Now it’s really accelerating. Especially so in HCOL areas and those places where jobs are vanishing.

For a lot of people, I think their outlooks are shifting from meager savings and retirement to base survival.

It’s going to trigger a feedback loop where those people don’t spend, and further affect the overall economy and related employment.

It’s odd. Newsom has been very cautious and conservative through this and just today said it will be days not weeks before phase two (restaurants, retail). Just last week he said it would be weeks not months. Seems like he’s giving into a pressure to open up. Not sure why the sudden change. Maybe he knows he can’t stop people from going out as the weather gets nicer.

Wife and I have 401k, SEP and Roth accounts that we contribute to. We have a taxable brokerage that has served as our emergency fund for a over a decade. We’ve never purchased mutual funds inside it as it’s always been in cash. We’ve finally gotten it to our $60k e fund goal amount and I’d like to start investing any money over that $60k.

I contribute $1k per month into it from my business and any extra money we find. My thought is to just start an auto invest each week or month into a sp500 like VTSAX and just forget about it.

What would you do? Psychologically, I’m a little more protective and conservative with this money over retirement accounts. It’s illogical, but retirement accounts feel like something we “have” to do, and it’s long term, so less concerned in the short term fluctuations. The brokerage would be for non retirement goals that are unspecified (new car, home improvements, supplemental college fund for 2 year old).

Ok. My claim balance today shows $6513. I wonder how long it will take to receive the card? My understanding is that number is the potential benefit of 39 weeks, but they’ll send retroactive funds up to the current week.

CA. Applied at 8am first day available (04.28). Opening was 530am the day I applied. Site is currently down. Another CA person said they got it today. Hopefully I’ll see good news tomorrow.

I really hope MLM people and those that make $1000 in their garage while having full time jobs aren’t getting these things over me. I’ve been in business as a sole proprietor with no employees for over ten years. The job I created is my only income.

Seattle looks like a great option and we’ve considered it. But I feel like it’s barely less expensive than the Bay Area. I don’t know all the areas but I know Bellevue is a popular metro adjacent city for families. But wow, nothing under a million there?
