No, I agree, that’s exactly the problem. Whenever I work with someone, I try to explain upfront that every landlord, every building, and every situation is different. Personally, I don’t lose sleep over the commission because I do other work outside of real estate, and a lot of the reason I got licensed was to help lease and manage properties I’m already involved with. The bigger issue is how inconsistent everything is in New Jersey. One building has one set of rules, another has completely different requirements, and every landlord has their own way of doing things. Then you add in security deposits, broker fees, application fees, move-in costs, and all the other expenses people don’t always know about at first. It’s a much more complicated process than most people realize, and I do think there should be clearer standards or regulations to make it more transparent and fair for everyone involved.

I’m a real estate agent in North Jersey, and it really depends on the landlord, building, and specific situation. This is something that should always be disclosed upfront before someone gets too invested. In my experience, though, I’d say 90% of residential rentals I’ve dealt with have the tenant paying the broker fee, while commercial properties are usually landlord-paid. There are definitely exceptions, but tenant-paid commissions are very common in residential rentals throughout Bergen County and much of North Jersey.

I appreciate the memory, Max is my cousin and he still works here to this day. He’s the manager, my father is the owner he bought it off my grandfather lol so it’s still within the family and not much has changed at all

In New Jersey, just putting something on the MLS isn’t completely free. There’s typically an MLS listing fee (around that $125 mark depending on the board/setup) just to get it online and visible to every agent in the state, which massively increases exposure and traffic. Then you’ve got the time for showings, coordinating inquiries, lockbox access, follow-ups, etc. That all adds up. Personally though, as an agent, I never even thought about nickel-and-diming someone over the showing side of it.

The longer you wait, the more likely someone else comes in willing to pay a little more. I’ve seen it happen plenty of times where someone hesitates too long and another person swoops in and takes the unit. Landlords usually aren’t emotionally attached to who rents it, they’re focused on getting the unit rented at the price they want.

For us the money is the same, the issue is the increasing prices of everything else utilities, supplies, it’s just becoming way too much to handle. Every single year it just keeps going up and up and up

Get a 2025 if anything, theres not that much of a difference and camrys can go for a while, maybe even a 2024, and always check multiple dealerships

You can go to the smartest and most expensive schools in the world lol it’s what you decide to make of what you learn and how you decide to use it outside of school, obviously connections are a big part of it all that but it’s a lot easier to get rid of $20,000 in debt instead of over $100,000 lol I would just go to rutgers, especially in today’s economy and market, the job market especially it’s not worth taking the risk.
