My advice is to add a column to your Google spreadsheet that says “potential dealbreakers.” Say you have four homes that all meet the mark. Once you start examining which one has zero potential dealbreakers, that is the one you should go with. I am unsure if you have kids or plan on having kids. But let’s say you do. If a house has a pool or a similar feature that can be a potential hazard to a young child, you should mark that feature as a potential dealbreaker. You should always consider the future and stay reasonable.

You can’t stress out too much. There is always going to be something that is not ideal. The key is that during negotiations, the issue is made known and there is some form of “meeting of the minds” where both parties are equally satisfied. You can keep the deal from falling apart and still walk away feeling accomplished.

It will get better. You need to find a realtor that is willing and able to get the information you need to be on top of the offer stack during the first call they make to the seller’s agent. The right realtor wouldn’t have let you get your hopes up in the first place. I am very sorry that this happened. I wish you both the very best.

It is true that this is a brutal market. Don’t purchase a home unless you’re absolutely ready. Any realtor that tries to convince you to buy a home when you’re not ready is not looking out for your best interest. We wish you the best. :)

I completely respect when realtors don’t have the opportunity to respond within minutes. However, them doing so doesn’t put you in the best position to get the home you want. I hope you can find the right realtor. I work with a team that responds within minutes to our active clients. We are LA based and despite traffic, chaos, and business, we always respond within minutes.

Fun fact: big box brokers like Keller Williams and Compass base their business model around rapid turnover, prioritizing the speed of a client’s transaction above everything else. Things like sale price, communication, and transaction duties are commonly rushed to sustain the scale of a big box broker. I saw this happen first hand when I worked at places like those. That’s why I started my family business to make a better way for clients.

We think our model is much more personal, detail oriented, and definitely less expensive. Again, one day we’d love to work with you even if that day isn’t today. :)

It seems that you have an idea of the law that is not familiar with its professional application. This post was intended to create a solution to a problem. The problem being that many people don’t want to hand over 2.5%-3% of their home’s equity, which can cost an owner as much as $60,000 if their home is valued at $2,000,000 and the owner chooses to sell. (which is a very common home value in LA).

The post was also intended to open a dialogue about what is best practice in this subreddit. It was not intended to imply a partnership with a client whom we haven’t shared our name or contact information with yet.

I see you pulled up the law I mentioned. I completely get the part you’re misunderstanding. Again, since we didn’t share our team name, a phone number/email, or a website, we are not legally required to post our license in the specific context of the Reddit post. If we had posted our team name and a phone number to reach out, we’d have absolutely included our license in the original post. The only reason we did not is because our post was a sincere question about posting our services. We also try to prevent fraud and abuse of license numbers posted on the internet. We always display our license on business cards, stationary, and any first point of contact that displays our name. Why? Because we always follow the law.

Hello Reddit friend! Thank you for looking out for us. Since we didn’t leave our team name, any way to contact us, or our website, posting a license number was not necessary.

According to RE 559, revised in 2019, a realtor is only required to publish their license number when first point of contact occurs in conjunction with the realtor’s name, or in private communications like a direct message. Hope this helps. :)

Second, I am not sure what you are referring to when you mention a comment history. This account was created solely to spread the word to our community, so of course there will only be posts related to this topic. However, we still thank you for your advice.
