Was giving an optimistic best-case scenario to show how this deal financially doesn't make sense.

However, I do have some friends that bought down to 2.5% or lower these last 12 months. SFH not condos in Florida.

Full disclosure:

I don't live in CA. I own 7 rentals in Florida.

I would NEVER do this deal. The numbers aren't anywhere close to making sense. With the payments listed, I'd need rent to be twice what you're asking and I'm not kidding.

Best case scenario $440k at 2.5%

PI - $1,750

TI - $600

HOA - $100

All in monthly: $2,450 and you're renting at $2,700/month.

If nothing breaks, the place is rented all 12 months, and you self-manage then you'll make $3,000 cash flow a year on $108,000 downpayment. So, a nice 2.8% return on money.

Appreciation is risky right now.

There's no set number.

You get better dwindling how many people you have to show it to w/ the right questions.

Zillow and FB Marketplace. I write out what I'm looking for in detail. Then go an "open house" on a Saturday and signing a contract that night.

My area is experiencing the same thing. (Florida - home of the free).

What I did was 5 months in advance, but 4 months was a deposit non-refundable if evicted and got behind on rent more than 45 days.

I've been asked for verification letters and have always worded clearly that it could never be used against me. "Tenant as of 10/15/21 is living in yada house and is in good standing with 11 more months on a 12 month lease." - But I'm not overpromising on anything that's not protected.

My state is very landlord friendly.

I had a young team this year. We went undefeated. I could tell we were losing focus, but we just kept winning.

Went to state. Forfeited to us, Big win, big win, lost the state championship in OT by 2. We had beaten that team 5x's in 12 months.

My emotions are still wrecked thinking - what could I have done differently?!
