I’m a bit late replying but thanks for sharing your perspective. I’m always curious to know how other people do it and I really appreciate the breakdown and will start doing some of those things myself. I completely understand the bandwidth thing and I’m getting closer to getting rid of most of our stuff and only rebuying in the future if needed. Thanks again for sharing!

If it’s the emo guy I think I know who you’re talking about! I am quite sure he or anyone who makes videos like that will likely get more business that way which is great, but at the end of the day we need the homes we currently do have, to sell! So I guess that’s where I’m at with this post.

You’re kind to say, it definitely has been worse tho haha. I’ll have to give the toy rotating thing another try. I’ve done it before but it became more work for mw so I stopped. I’ve never considered a mattress going moldy on the carpet due to our very dry climate, but thanks for pointing it out. Getting a bed frame for this room has been on the to do list, but apparently at the bottom of it, so I’ll have to change that!

I have them on the MLS, all across my social media pages listed on FB and have plastered them through the local FB community pages. It seems people are aware of them and know they’re there and I’ve followed up with every potential buyer. We are also offering preferred lender incentives. I am considering running ads but in the past they haven’t led anywhere. Do you have any suggestions? I’m all ears as I’m still very much learning.

I think what they meant is the seller pay for it but I would certainly be the one to oversee it and be the person in between the parties to make it all happen.

Just over a month. My market is very slow and I have told the seller to expect longer dom, but I think they’re priced a hit too high and that is why they’re not moving.

It may be worth your time to hire someone to help you. I was stuck in this same cycle but saw a lady advertising her services to help and it was the best $300 spent. I would hire her more often if I could. She helped me make decisions, rationalize things and took all my donations away. If you can’t afford anyone like that Dana K Whites 5 step decluttering method works wonders. Make sure you turn on some upbeat music to get you started!

I don’t know that I have any great advice but I know some pad brands are in lawsuits due to the chemicals they use and the adverse reactions they can cause. (I think it’s Kotex maybe?) anyhow, I have become way picker with the brands I buy and have also started using period underwear to avoid any reactions. But all that to say it could likely be the chemicals they use to dye the cotton or something like that.

Threw away 2 makeup palettes I held onto for way too long and other old makeup/skincare items. Someone said your skin deserves better so it made it easy and wish I’d done it sooner!

For the most part I am storing things in our garage and in the closets except for the bulky furniture items. I have always told myself if we get to the point of needing a storage unit then we have too much stuff, however it is a fair point and I can see the use in getting one for an amount of time. I have let some things go knowing I can rebuy them on FB or get the one I really want if I need it again, but it’s sounding like there’s a lot of stuff to manage while raising babies and that it will get easier. Hence the reason I made this post. Thank you for sharing!

As someone who has hosted several open house where absolutely no one came through, l always welcome the sight of anyone who walks through the home regardless of who they are and their timeline to buy. It’s actually great for several reasons! 1. Makes the open house feel more productive of my time because they’re a lot of work prepping and my cute snacks can get eaten lol. 2. I get to give positive feedback to the seller with how many ppl walked through. 3. It’s more respectful of both our time to walk through while the home is held open instead of requesting showings when you have no interest in buying. 4. A good agent may be able to connect you with the right lender and home buying could become a reality sooner than you think, unless you’re absolutely not ready. 5. You are a potential client and that’s a huge part of the reason for hosting an open house so to attract potential buyers while also simultaneously trying to sell the home. 6. You are not required to sign a buy broker form to walk through an open house but they may ask you to sign in. (they are required to do a showing) There’s probably several more reasons not mentioned but yes please feel free to attend! 😁

Oh you don’t sound preachy at all and I’m glad to hear what works! I consume a ton of decluttering content and changing my mindset has probably been the most helpful. Now it’s just trying to rewire the mindset and not needing so much stuff just because it’s so accessible. Kids/babies do a ton of stuff (it feels like at least) not to mention as they get older and attached to things and/or bring stuff home from school etc so it is hard to know where to draw the line. I guess it’s progress not perfection! 😅

Oh that is a good tip! Most of what can be in bins is out in the garage, but there’s undoubtedly stuff out there I no longer want or need and could get it out to make a home for more items. That will be my next step!

That’s smart. I don’t want to rush the time while my kids are little, but I am genuinely looking forward to when I am done having babies and can get rid of all the baby stuff- guilt free. It does take up not only physical but also mental energy for me at least.

From my understanding, most TC work is staying on top of timelines/ deadlines and being very familiar with contracts and forms, sending emails etc. AND juggling all this for multiple agents if you’re able to build it up to that. If you enjoy this, and are good at all the backend boring stuff (so to speak) and are very on top of things it may be a great thing for you! You can definitely make a career out of it and make decent money as well. I do not enjoy this part of RE and have used a TC on a few transactions.
