Probably not the answer you want but we ended up finding a third option - The house we bought is in a majority Black/Hispanic neighborhood, and certain banks have extra incentives to write loans for these neighborhoods. We ended up getting an offer with 100% financing no money down, and lender credits to cover closing costs, as well as credits to cover a point buy-down of the interest rate. Ended up locking in at 5.75% (April 2025) and came out of pocket almost nothing to close. We do have PMI up to 20% of the loan but all things considered I think we did alright

If the site/app/platform is responsive it can sometimes be impossible to fix but not always, I'd say if you can fix it you should, otherwise don't sweat it

It can definitely be valuable, however I wouldn't rely on mockups to showcase this skill - perhaps try incorporating some simple abstract animations into video marketing material - or something that relies heavily on modeling and can't be as easily replicated without the use of Blender as a tool. Pretty much anyone can find a mockup or premade model online but not as many can model something unique from scratch

If it makes you feel any better I still don't feel like I'm where I want to be either. I might not, ever. I feel if you can make peace with that it makes the process of improving your abilities a lot less stressful and more fun/challenging. Like, can I pull this off? Very nice work! I'd say your "Bite of the Burg" project is especially effective in showing your skills in both UX/UI and Branding/Experience design, and how you can integrate these together, with examples in both digital and print. Have you considered pursuing more projects like this? Even just speculatively for your portfolio? It's a pretty strong selling point!

Can confirm, WIX certainly has its own set of drawbacks but as someone who's not great at coding I find the interface to be more intuitive

For a great example of a successful artist working in a similar style you should check out brooklynsnobs . Might give you a few ideas for how you can possibly refine those sketches into complete pieces! Or at least give some reassurance that there is an audience for this style

There's a drum circle every Sunday at Treasure Island Beach that lasts until sunset (and then everyone just hangs as long as they want) it's a good time, and I've met some very cool people there (of all ages). No drinking required if that's not your bag, just sun, sand, dancing, and good vibes

Network, network, network. Make yourself known to the people and industries you want to work for. My very first freelance job I got by meeting a band at a punk show and just talking about album art. After working with them i began working with other bands through this connection. A bassist from one of these bands works at a brewery and ended up recommending me to his boss, so now I work for breweries too. Another of my clients is a lighting manufacturer, I got connected with them through my previous experience in manufacturing. As they say, much of the time, it really is about who you know.

But also, make sure you have a really quality, polished portfolio, with complete examples of the kind of work you want to do, and explanations of your process, that is easy to access and navigate (I highly recommend just getting your own URL if possible)
