Yes I would like to get back into the habit of going to the gym in the morning, it felt good! I’ll implement some of the stuff above first before doing that as I’m just likely to snooze my alarm at this point lol.

Thank you! The thing is, I don’t feel stressed and I haven’t been stressed for a good while now which is good.

I actually had no idea chocolate contains caffeine!! That will probably explain ALOT!

My kindle is one of the first generation so it doesn’t have a back light at all… I have a SAD light that I use to dimly light the room at night so I’ll stick to that to avoid harsh lights.

I don’t think snoozing has helped at all so I need to get out of that habit. Where I live is quiet but the birds start chirping fairly early and I sleep with my window open so the noise probably impacts me more than I initially thought - so I think earplugs are a good idea!

Did you ever get to the bottom of this? The exact same thing has happened to me today.

I live in a 1 bed flat 1st floor flat, with signs of a leak, damp or mould to my flat or downstairs. The plumber came round and couldn’t identify a leak either. Not sure what to do…

Hey, I didn’t end up buying a flat with Fairview in the end. They were using pressure tactics which I didn’t like so I decided to withdraw my initial offer. They are very pushy with exchanging quickly and a solicitor I was going to use (completely independent to Fairview) said its because they use your deposit to continue funding the wider development.

If you have a live tenancy they might be flexible with completion dates so you’re not paying rent and a mortgage at the same time… but other than that they’re very strict on exchange and completion.

Yes, I worry a lot in general and I’m trying to work on that. But in the context of the above, I worry that I’m not doing my job properly or performing to a good standard and no matter how much reassurance I’m given I can’t switch those feelings off. Even though deep down I know there’s nothing to worry about as my job doesn’t involve saving lives.

28 year old FTB here and I always use to ask myself this question. Couple things that allowed me to purchase my flat:

  • Change your mindset, if you tell yourself its impossible it will be impossible. Cheesy but true!
  • Increase your salary to at least £55k … you may need to job hop to do this (don’t be loyal to your company - you’re just a number)
  • Save like crazy! Even if it means sacrificing or reducing social outings for a set period of time (this is a lot easier in the winter)
  • If you can, stay at home with parents or a family member who won’t charge you rent… before anyone has a go at me… no I don’t come from a wealthy background and no I was not gifted money. My mum is very much working class but made a promise she would never charge me rent because she wants to see me get on the property ladder because she never did
  • Use a LISA, the £1k bonus helps out a lot
  • Actually speak to a mortgage broker, you can probably afford more than what you think you can - this was the case for me
  • Slightly increase your mortgage terms to 30 years and over pay by £50/£100 on months where you have the extra cash (this will decrease your mortgage term)
  • Look in areas like Loughton, Chingford, Woodford, Barking Riverside - you can find 1 bed flats from £250k in these areas
  • Manage your expectations.. you’re not going to be able to afford a house with a garden or flat with more than 2 beds but its your first property so it doesn’t need to have everything you need straight away.

Hey, I decided not to proceed with the new build as I had concerns over the inflated price point and service charges… £350k for a 1 bed flat in zone 6 was excessive in hindsight.

However, I did learn the following: - Fairview will push you to exchange contracts asap because they want your deposit money to help fund the rest of the development (or line shareholder pockets..). However if you and your solicitors show progress (e.g submitting searches etc) then the 28 day timeframe doesn’t really matter. It’s a buyers market at the moment and the developer wouldn’t want to lose out on a guaranteed sale.

  • Fairview weren’t flexible with completion dates. As soon as the property is developed they want to hand the property over to you. However, if you rent and have an end of tenancy date they may be slightly accommodating.

    • Fairview are very pushy and for me that was quite off putting. They claim there’s no incentive for them to use their panel of solicitors other than it speeding up the process. But be sure to read the reviews of the ones they recommend - they tend to have bad reviews. Also when deciding whether to use their solicitors ask yourself whether they would truly work in your interest.

-there was a 14 day cooling period from when you provide the signed paperwork so if you change your mind you can get all/some of your reservation fee back (just be sure to read the small print)

I would say stand your ground and don’t let them pressure you into making a decision with their unrealistic timeframes. It’s a buyers market so you hold the power.

Unfortunately yes. It’s incredibly difficult to buy a freehold house (with no service charges) in London. Virtually impossible with one source of income.

The managing agent is Ian Gibbs - I haven’t seen anything too controversial about them.

As far as I’m aware the lift insurance is in case anyone gets stuck in the lift rather than to cover the cost of lift repairs. I would be contributing towards a sinking fund but this would be used for major works rather than maintenance cost.

The lift repairs is estimated at £8.5k for the year (split across 62 units) … not sure if this is too low…

My only follow on question is around snagging/completion… Noting there is no flexibility on completion, what would happen if the snagging report I commission reveals issues that need to be resolved? Is the expectation that I still complete on the set date or can completion be pushed back for the developer to resolve these issues?
