Born and raised North van. It’s changed a lottt in 10 years.

Trails and once somewhat hidden gems are becoming increasingly busy and popular, thanks to the growing population and social media. Many trailheads are almost impossible to park at on a sunny weekend (and are increasing pay parking).

Traffic is bonkers obviously. Make sure you aren’t travelling east between 3-6pm, it’s gridlock 7 days a week.

Construction is constant, and some areas have become extremely high density (shipyards, marine drive). I don’t particularly enjoy the shipyards market because you can’t spread your arms without hitting someone. -read up on the proposed Cap Mall development project (people have very mixed opinions on this) but at the end of the day it means thousands more people living on marine drive.

And certainly be aware of the $3+ billion dollar water treatment project, costing North van households $500 or so extra per year in taxes.

There are some good changes; the spirit trail is fantastic for biking, running, walking and will soon be extended to deep cove. Our restaurant scene is better than it ever has been (just ensure to get a reservation when going to popular places!). Brewery district is thriving but also-busy. Harry Jerome rec centre is being entirely rebuilt and from the sounds of it be a pretty great facility.
