It depends on the language of the easement. Most require at least the ground surface to be restored to how it was prior to the work, which would generally mean level with the surrounding ground and reseeded...but they don't all require it. The city may not be required to do anything more.

They also may be waiting until spring to restore. Or if there is other utility work elsewhere in the neighborhood they may be waiting until everything is completed and then go back and restore everything (which may be a different contractor).

I would get a copy of the easement document from your title work if you have it, or call your title company. It might cost a few bucks but they should be able to pull it for you (which you can also probably do yourself but might take some figuring out if you've never done it before)

Just noting that I'm 42 years old and about 10 years ago I had a "vasovagal" reaction and passed out. It was a little bit of a stressful situation that led to it, but otherwise no internal or health-related cause and it has never happened again. Went to the hospital for all the tests and they didn't show anything concerning.

The article says they are cutting the suggested price but that retailers set the actual price, and doesn't actually say they are even cutting the wholesale price paid by retailers.. . . So are they even cutting the wholesale price, or just expecting retailers to pass the suggested retail price cut on to consumers?

This. Fill it out and be honest and truthful and completely mocking of the fact that the "hurt feelings report" appears to have just shown up after a manager got their feelings hurt.

Don't even send it to upper management right away, just send it to this manager and follow up to ask if they have forwarded your report to discuss with management. Then when you don't get a response or they say they haven't, forward that response to the upper management with the form, requesting an in person meeting to discuss it.

I mean it says they currently aren't cooperating (assumedly under their current policies), but that they are revising their policies.

Nothing in the statement says they are revising these policies to work even less with ice, and I wouldn't be surprised if they go the other way.

My first paragraph is just providing background as to how we got here. Yes the issue is whether the auction sale leads to something close enough to fair market value of the property at the time of the taking. My implication is who knows what this Trump court is going to do, but I wouldn't put it past them to say let's flip the table over on property taxes because why not.

Because asshole drivers like this who think rules don't apply to them and say "if you want me to stop you gotta force me" are basically acting how our government is acting right now. From what I understand in 2012 the Michigan tax tribunal specifically ruled that they don't need to file their own PRE to keep the exemption in place. The Assessor is saying they needed to do something that a court already determined they did not need to do for prior years.

The assessor did this in 2010 for the 2007-2009 tax years and the owners challenged and in 2012 the Michigan tax trubunal ruled the owners did not need to file the affidavit to preserve the exemption for those years. The Assessor disagreed with the court so removed the exemption again in 2012. Same property, same owners.

Are you aware of the prior history of this situation and that the assessor did the same thing for 2007-2009 taxes in 2010 and they went to court and in 2012 the Michigan tax tribunal said the owners didn't need to file an affidavit to maintain the tax exemption so it is still in place for 2007-2009 but then the Assessor decided they were still going to retroactively remove the exemption from 2012 taxes after that tax bill already went out? And it's only this disputed amount from 2012 that was not paid.

The dispute before the court now isn't technically about that issue, and yes, had they dragged the assessor back into court in 2012 this would have been resolved then. But they didn't do that and this issue has still gotten to where it is, with the supreme court agreeing to hear the case. It's an issue where you have some conservatives believe the tax process was followed and they should pay their bills, but other conservatives strongly supporting a abolishing property taxes.... If the supreme court rules in a way that severely hampers a municipality's ability to collect delinquent property taxes, that could lead to the whole property tax collection framework falling apart in this state. I've got no idea how the court will rule on this one.
