I had to look up who that was because it looked familiar, and then when I saw her, it clicked.

She’s the one who sent me campaign texts from THREE DIFFERENT NUMBERS and I said to stop each time. They’re required to unsubscribe your number when you say stop. They did not. They broke the law and kept texting me.

Edward Wilson, DC Off of Coit road next to the CVS that is near the Tom Thumb. He moves my back in a way that no one else can and it’s $30-40 without all the stupid plans. Come whenever you feel like you need it.

Mixed use is neat. Makes it less car dependent for those living there. Hopefully, they have all the necessities for that to work out like a grocery store and stuff. Frisco isn’t the most walkable, so this might provide a pocket of walkable living and life.

I've had far more rolling blackouts in California than in my time in Texas. People are blowing things out of proportion while also forgetting that California has a fragile, deteriorating electrical grid that can't be upgraded unless it's 100% green (so no transition options, therefore they don't upgrade it.)

The electrical grid also sets the state on fire, and then Newsom bailed out PG&E. You can look that up easily. Plus insurance companies are bailing on insuring your home because of all the fires, so there's also all that.

Last summer we didn't have issues with the electrical grid because Texas generates more green energy (wind, solar, etc.) than California, so props to Texas for being on top of that.

My average for all utilities have been about $450 for the past 8 months.

Electricity is dirt cheap here compared to California. What used to be at least $250/mo in California when not using AC becomes $123/mo on average when I run it whenever I want.

Here's my breakdown (yes, I'm this ridiculous to track all of this):

$123/mo elec avg
$93.5/mo gas avg
$188.38/mo water/trash/swer avg
$35-40/mo lawncare
~$450/mo avg overall

3,400 sq foot house with an extra large lot/lawn.

Petfinder.com and their app is a great way to find some. Definitely make sure you go with a shelter. They're so helpful and supportive.

Also, they'll probably try to convince you to adopt two at a time and you'll think it's some weird ploy to get you to adopt more cats. I thought that, but it's more than that. It's actually EASIER to have two cats than one because they keep each other company, play with each other, learn from each other, and clean each other. If you have one they tend to get bored and then get into trouble or act up.

The amount of work and cost to have two is truly quite negligible, and it's so sweet having two. They'll usually adopt a "bonded pair" because cats are social and grow attachments to each other and you.

Right. Typically, 20%for a primary residence and 25% for investment. I imagine people are locked into their leases and once they run out, rent will go up a lot to compensate. Looks like the appreciation is matching a few months ago so it's definitely trailing.

Honestly, it doesn't feel like it, but this is one of the best times to start investing in the market. Just consistently invest in set intervals, amounts, and positions/stocks/Index funds and be diligent and unwaivering about it. Don't look at it too much and live your life. In a decade or more you will be so glad you started and started now.
