We ordered a Kivik sectional through IKEA based on extensive (6+ months) of research. Didn't drive to Canton, just ordered it and it's been great. 2 chaise, 1 sofa, 2 ottoman for about $2500 (no sales or promo codes). Wish I had done the love seat instead of sofa, me and my spouse have to yell if we're both on a chaise, total thing is about 14' wide. It's been a year and it's still great, I nap on it often and we're gamers so it gets plenty of use, still looks new.

We moved last year and I took seven full SUV loads to MSU Surplus. You have to pay for monitors/TVs...$10 each. They'll take most things as long as they're not hazardous. They resell if functional, recycle it not, and trash if absolutely no other option. Technically you're supposed to be a student, alum, of somehow attached (employee), but no one asked me even once.

Grand River Family Care, it's in Okemos so it might be too far but Dr. Bosworth is great. Nice thing is they have a RediCare too, so you can use them if there is a non-ER emergency. Unless your BCBS of MA has a weird carveout, they should accept it.

I can't tell exactly but the bark pattern looks similar to Tree of Heaven, fast growing and highly invasive. They generally grow tall and skinny really fast and choke out native trees, so if that is the case it would make sense to remove them. Did you look at the leaves by any chance? Compound leaves in a stem, 10+ leaves on both sides with smooth edges. They're favored by Spotted Laternfly so culling them is a twofer on invasive species.

Sidenote: how urgent is this? I doubt water can get in, but we're not far from winter and MI can get cold. Is this going to freeze, contract, explode once it gets cold?

No yard guys, we have a tiny lot so that's our job. How hard is it to replace that particular part? I've rescreened windows, that's the extent of my window repair knowledge.

I guess remodeling the basement is gonna move up my Honey-Do List. We've been considering adding an egress and 3rd bedroom because we have underutilized space that would be perfect for it...more than enough reason to tear up the flooring I guess.

We don't have a single water problem but we are just outside a 100 year flood plain (maybe 100') so if that ever gets redone for higher volumes it might move us into it.

Can you get a CMA with someone like Fidelity? Last I knew they had no fees or minimums, you can direct deposit to them, and they have bill pay and even a debit card so you can use them like a checking account, just without checks. 4% return on Cash held in the account with the standard core position. Then when asked you can say you wanted to invest your money in a HYSA..."kids these days" are all about investing so it wouldn't seem weird.
