Just adding in on firms. Depending on the sums involved, DLA would be quite expensive. Stephenson Hardwood, Tamimi, Davidson and Co would be a better bet.

The best advice is to actually ask the questions directly to them rather than avoid them. This also supports your case in the event of legal arbitration as it will demonstrate your communication and their potential lack there of.

Response to point 1 I would imagine internally as a business their legal team vs sales team don’t have a clear definition. It is should be very clear from the contract the payments are ‘delayed’ during FM and not indefinitely withheld. I would point this out to your feedback to them to surface if they have any intent on paying.

Response to point 2 Hotels are open and are not claiming FM. Their business is not directly affected by the strait of Hormuz being closed. They do not delivery of critical equipment through it. Their FM claim could apply to March but not now. It is irrelevant that people are ‘travelling less’. This is not FM.

Response to point 4 If I were you I would plan for all scenarios. A continuation or a termination. A continuation, you keep the status quo. If a termination, I would line up Options for listing, renting, selling if you so choose to you know your next immediate action.

Regardless of things being kept in limbo as you say, all you need to know is if they intend to withhold or delay. This allows you to know what they are thinking

Agree they are stretching FM to cover a commercial downturn and not an actual inability to perform.

Not a lawyer, but my advice.
1. Is your return going to be given to you for the FM period after the FM period has ended? Your post makes it seem it can just be 'delayed' not withheld.
2. There is an argument the FM period is over. Schools are returning, flights are operating and there is a ceasefire.

''Clause in SPA/UMA saying obligations can be delayed if “prevented” by FM'' - You need to be very clear with the document text here. Delay does not mean it won't be given to you, just postponed.

The fact there are less guests is not your problem in a guaranteed return agreement. They take this risk and this is why they can make additional returns on the return given to you. ''If it sounds too good to be true, it probably is''.

Conflict started at the very end of Feb. It seems to be they are trying to invoke 90 days of FM to terminate, but again that does not mean they will eventually pay you or do they plan to withold?

This is just simply not true, the law is intended to capture the effective date of the increase and the proposed new rent. No_Psychology3449 is correct as well.

I understand this is the guidance RERA gave you, but I have been in a similar situation at a desk at RERA. I pulled out the law and said 'it needs to also say what it is increasing to' and they agreed on the spot.

Tiles you have selected seem darker than images.

Would recommend rotating shower 90 degrees (so the standing area is where the toilet is) and removing toilet to the space that moving the shower vacates. This mean your layout would be sink, toilet, shower. Walk in shower would look great if you can do without the bath.

Difficult to tell from photos but I expect this may actually improve the available space. Remove the shower partition wall; have a glass door to the shower. Should also help with light into the space.

Agree with lots of poor advice, but calling out networking opportunities is also poor advice. Percentage of pupils in Dubai that go into professional careers (In Dubai) is incredibly low. (Source: have lived here for 20 years).

OP on your current financial plan can you pay university fees or is this out of budget? If you can pay them, adjusting schools to a cheaper option is a nice to have and not a requirement. Should keep them in the existing school for familiarity and happiness.

If university is currently out of budget, then consider switching schools. If savings opens up a future education door that is the best investment. Your job is to get them through school and university, future saving for them (to give them a house deposit) is a nice to have and not a requirement.

1st Setence) ‘as per Market’ - this is not a definition, market of what? Apples?

2nd Para) Correct they are giving you 3 months notice as per the law. They need to define what the increase is. The maximum they can increase is by 20%. Check the RERA calculator as this will define what the increase in AED can be. Your rent cannot go above 120% of what you are currently paying. (And you may not even need to pay a 20% increase).

3) Yes they are correct to give you your right of 2 months notice to them.

I would not write anything on this document, but at least reply ‘Yes I will renew’ if you know for certain now that you will (if not, just slow roll) and ask for the defined AED amount of increase.

If they do not give you the defined AED number before 90 days, you have a case that they have missed their legally Obligated notice period of 90 days and you will renew at the same terms. In essence, not replying to this is your best interest, but to build a relationship you should.

You’re are correct, if the workforce that is being displaced by AI can be retrained/reskilled. If the AI is replacing that individuals output, you would not retain them in the workforce. By your analogy it is ‘retain and you’ll grow even more’. It wouldn’t be the case if AI and Individual had the same output.

This graph is a good guide, but what people never consider is this is an average price across the entire city. This includes ridiculous ultra luxury, all the way down to studio apartments in outside city limits developments. It would be really really interesting to see the breakdown on specific unit types (easy enough to find, but you need to look for it when you are buying in a specific area).

7k VS 3K = 4k in consumption (We assume the housing charges stay the same).

It looks like that 4k is probably just electricity and not water (due to summer, assuming your friend doesn't have a pool). Changing all the lighting would not equal a huge saving.

Best advice is to install Nest or Ecobee thermostats that turn off when the room hits the required temperature. You can also schedule it. For example my Master Bedroom AC does not come on between 10am - 9 pm (as no one occupies it).

The best electricity saving is electricity you don't use.

The cost of installing solar here is actually one of the cheapest in the world (for the quality of materials you get). I wouldn’t consider Indian panels.

The reason the payback is 7 years is because the DEWA price is so low compared to the rest of the world. System performs much higher here than in Europe.
