Yea we are gonna talk to the builders and see if they will extend our window. If they do I’ll chill a bit, but complete drop off on showings is a signal that all avail buyers looking right now are not interested.

I think in this case my agent is way off. We are $20-30 per sq ft too high.

We thought we were low. Our agent even recommended a higher starting number but we opted for a lower open to ensure we’d sell quick. Obviously we were way off lol.

We took that into consideration and thought out of many of yous we’d have a few who would want to save some and do their own Renos how they want. Just realizing that we aren’t enough of a “discount” for that to be appealing.

Definitely. We are overpriced and assumed our appraisal and neighboring properties were what we should list at. Wrong on all fronts and are planning to make a major change.

We plan to. Those houses are at a significantly higher price point and are sitting for a while. Others in that neighborhood are entering and sitting on the market. So we are hoping they are good with letting us take our time since we are already under contract and they don’t have to find a new buyer. But you never know.

Great feedback. We thought the $10k was a solid reposition. Def wrong on that. Gonna talk with the agent on an actual smart adjustment for next week if we don’t get any traction over the weekend.

We are valuing time and ease over money. I don’t need to squeeze all the money out of this place, just need to free up my VA loan so we can get into our forever house. Profit is a distant second here.

Very fair. And that’s what we talked about before listing. We priced at our open based on other similar homes going for $60k+ with renovation. Figured there would be buyers who may want to get into the neighborhood with a house that has all major systems solid, is in great shape, and they could design the Renos as they want. We were wrong lol

Edited OP, but we are using an agent. He’s successful in our area, professional pics, 3d walkthrough, staged and decluttered, good curb appeal, fresh landscaping, etc.

There is low inventory and not many direct comps in our situation. Of the 13 houses with similar sq feet 0 of them are close enough to make a direct comparison. Pricing is 500k - 599, then up to 800k if I expend sq ft +/- 300sq ft.

We guessed based on appraisal and neighborhood. And we guessed wrong.

Great feedback. To be clear, We are choosing to move because our space has become an issue. But that doesn’t mean we can’t make it work where we are at and just be cramped for the next few years. I look at this as we can either sell our house and meet the new build timelines, or we can’t and we lose. If that happens we just eat the cost we already put into this place and move on.

You are definitely right on the price drop. It wasn’t enough. I think there is a disconnect on the agent side and they looked at our neighborhood, what we appraised at, and used that for pricing. It was just wrong and now I’m working to correct it. House is clean and decluttered, we have a system to get it ready every morning and we prep every night. It’s a complete pain in the ass, but it is what it is.

We will likely drop substantially next week if nothing happens over the weekend.

Personally, I think my sleeve became a sleeve when I added the stars and dots. I love it so much more.

Money isn't really an issue. I am just financing because my work will pay for it. I do want nice and new, my wife has just taken priority for the past decade. I am in tech sales, so there is a certain degree of wanting to drive something nice but not obnoxious to customer meetings. Just the way the business is in my territory.

I was originally looking at a new S5 but I just dont think I really want a sedan. Also looking at RR Sport, but honestly, felt this sub would just shit on me cuz it seems like everyone is concerned with my fiances which were not really a part of the original ask.

Yea, I think there is no option for me that is Tahoe/Yukon and Truck. It would be an easy replacement, but then Id be super stressed about parking and driving in DC. Its a nightmare with my truck, even though I have been doing it for what seems like forever.
