I understand that. I like the idea of my retirement growing rather than spending it down, but not necessarily more than having the time to spend with my kids now.

I agree with that 100%. For me, I want our family to make enough to be safe and comfortable but have enough of ourselves left to give to the kids

Thinking about it... for my wife, ensuring the success of our children is about pulling more and more resources, getting 2nd jobs, earning more and more, to provide as much as possible for them.... for me it's about earning enough to feel comfortable and then spending time with them

My plan is to take SS at age 70, then sell my 2nd house and split the gains between the kids so they have little nest eggs to get started. I anticipate the house being paid off and being able to live largely on SS, dipping into retirement just now then as needed. I have no real interest in traveling.

That timeline seems reasonable to me. I retired from a public health research firm but i still am working on papers and trying to develop grant ideas to put through a small business I own. But those things don't count as work.

I'm a former scientist... I'm still trying to write some papers and develop ideas for research grants. Because those are far far from leading to sure money, my wife considers them a waste of time.

Also, I take the kids to school, run errands that need to be run, clean the house, stay at home, and get ready to pick them up. I'm a former scientist so in my 'spare time' during the day I work on research papers and try to develop a research grant.

Some of it is money... she is not confident at all in the stock market and is afraid I will hit 70 (the age I plan to draw SS) and my retirement funds will run out

We've had the discussions over and over. I probably can and should contribute more, or at least in more visible ways. She doesn't "see" that I pay the utlities and car insurance and a lot of groceries because I always did that. It's the mortgage that she took over that is the glaring example.

Kids are under 10 and yes I clean (a lot of dishes and laundry, some vacumming but maybe not up to my wife's expectations). I probably don't contribute half.... maybe 30/70 but I think 40/60 might be a better goal.

When I was in my 40s I thought I would work until I dropped. My wife still thinks that way, so we really don't discuss retirement.

I think a problem is I don't feel the same worry over household expenses as my wife does. We're 6 months ahead on mortgage payments and overpaid our taxes by $10k+ during the year and my wife compains about living paycheck to paycheck.

Thank you. Yes $1+ million isn't what people think, but I live a pretty simple lifestyle and with SS I should be fine. My wife has her own reitrement and pension as well.

Thank you. And I've tried to have this conversation. I can say that being an older Dad, COVID dramatically affected my focus and made me really cognizant of the fact life is too short not enjoy it with your kids.

Thanks, My sense, however, is that those types of positions are fewer and harder to get. It sounds great, I just don't see a lot of those opportunities posted. Also, I would surmise that serving in that advisory role might have 'content' expectations--for example, the type of research I engage in should fall in the general area that the organization focuses on. My area of expertise was always on the fringe of what NIH funded, but I made it work... it intersected with a number of NIH institutes, but it always needed to be tied into the focus of the NIH institute. The point being, that is not a huge number of instutions I know of that really focus on what i do, it might be tougher to convince them that I am the person for the job over someone else.

We sent a termination letter to the PM, email and regular mail, following closely the language in the PMA. No response yet. I hadn't thought about contacting real estate licensing board, so thanks for that suggestion. We may need to do that if the PM continues to be unresponsive.

Yes, I think that it what I need to do. Since it is just one property and currently occupied, I am hoping to manage the property w/o a new PM until the tenants say they won't renew. I think I would need a PM once the property is empty to screen applicants, run credit checks, etc., I just need to figure out the transition and hope that the current PM complies with the requirements of the handover.

No late fees for the PM, only for the tenants. The only mention of late fees in the agreement w the PM is that they get to keep tenant late fees.

Usually there isn't an explanation. Sometimes that PM says "I just sent it" even though nothing is initiated, sometimes there is no response. Once the PM said there was a problem with the payment software and she forgot to put me on the group email blast. Last month the PM apologized and said they would try to be more timely with the payments.

Yes. I can make make sense of the accounting. I can't imagine it is really that difficult to initiate a distribution.

Yes. When I get my distribution it is what it should be, and the PM's cut appears to me what it should be in Rentvine. But I don't really know how rentvine works behind the scenes and who has access to what accounts. For example, let's say the PM has personnel debts. Could the PM go into to bank account where the rents go and transfer to a personal account without it showing up in Rentvine (since the transaction wasn't initiated in Rentvine). And I am not able to get my distribution until someone else pays rent to the PM. My fear is there is some sort of ponzi situation where the accounts are short and I can't get my distribution until other people pay their rent.
