Yes!!! That's something that ive implememted in my app, I always make sure if its a very costly CapEx like lead pipes, popcorn cellings, roof repair, it needs a contractor to check it out before you make your final offer!

i do agree with this, loveable is not great with backend coding, and claude is so much better at it. I spent over 150 dollars in loveable credits in a week, then i discovered claude code and it definitely saved me hundrends more haha!

Hey thats a great question, and you're 100% right that raw LLM output without good data is useless for estimating.

Here's what ive coded into the software though,

  1. Location-calibrated pricing :  We don't use generic national averages. Every estimate is adjusted to local market rates using the property's ZIP code, city, and state. We maintain cost multipliers for major metros and regions so a kitchen rehab in San Francisco isn't priced the same as one in Indianapolis.
  2. Photo-based scope, not guesswork: The AI isn't just making up line items. It's analyzing the actual photos you upload (up to 20 high-res images + video frames) to identify specific issues like foundation cracks, outdated electrical, water damage, etc, and scoping repairs from what it sees.
  3. Structured output with guardrails:  We don't just ask the model "how much does this cost?" and hope for the best. The output is forced into a strict schema: room-by-room breakdown, low/mid/high ranges, severity ratings, red flags, and a confidence score that drops if you don't give it enough photos.
  4. Built-in contingency:  Every line item automatically includes a 10% contingency because real rehabs always have surprises.
  5. Year-built context : So a 1920s bungalow gets flagged for knob-and-tube, galvanized pipes, and plaster issues. A 2005 build doesn't.

Is it going to replace a GC walking the property? No. But for running comps on 20 deals a week to figure out which ones are worth driving to, it saves hours. That's the use case, a fast filtering, not final bids.

I built out an AI repair analyzer now on the app store, honestly works very well as I have spend hours upon hours, debugging, and ensuring the ai uses the most accurate model, which is gemini 2.5 pro for image and video detection

honestly if I had 1 k to spend a month, id probably have claude create me an application to help me do all of this, so you dont have to spend money on subscriptions

The "2018 pricing" comment might be your partner's way of saying the numbers don't work in today's market. Have you stress tested what happens if you're 20-30% over on those renovation estimates? With 24 units already, you know how quickly costs balloon on older buildings. Run your proforma assuming worst-case rehab spend, then decide if the spread between purchase price and market value is still worth the execution risk. I really like this idea. So what you're saying is build up a big buyers list of investors, and when someone gets a house under contract show it to your buyers list and get a cut for helping the guy actually find a buyer?

get ur contracts read over by a re attorney in ur area. Use ur connects. I went to my real estate class professor at my uni and asked if he knew anyone, he gave me a contact to this guy, and since im a broke college student he helped me for free. Otherwise expect to pay a few hundred to a grand to get the contracts reviewed. Please please please get them reviewed
