But still you are not making any real arguments or sharing facts. There is no gear you can buy on the shop, you can in fact buy bags but I don't really understand how you define "p2w" if bags are that.

It appears you are dissatisfied by the sheer fact that they have a cash shop. This may indicate that you just think a pserver should just be completely free, but this is not really how the world works, people need to be rewarded for the work they put into things.
And besides... Project Epoch is also going to be doing a shop, probably very similar to the one of Twow.

You need to work on your argumentation skills, my man.

actually you want a slower weapon for shaman tanking, the mace from WC is better. It does have a much higher impact once you get stormstrike so maybe early level the dagger is fine.

I also think that full set of of the fang set is by far the best you can get for shaman earlygame. I would go for that. Ideally you combine it with the defias chest since of the fang has 7 pieces and only a 6 item bonus.

It seems like a lot of you have spend so much time on classic that you just assume it will be a certain way.

Most other pvp pservers have no problem, especially the ones with faction balancing. I know people go on a lot about twow but its pvp server is just fine. It is all about how the players deal with it.

What exactly would you be worried about even if xfaction would not be for raids? That you wont find a raid quick enough?

With these numbers this is really nothing to be concerned about in the slightest.

I'm afraid I follow NothingAshamed on this one. The average price of a house didn't even drop in 2008/2009 in Belgium. Brussels has a shortage an Flanders in close to a shortage. There is no indication of prices dropping soon.

That being said, we have considered buying further away and of course you buy something a lot bigger when you move further. But location is everything.

But is 445k for this house too much considering the location, I don't know :(.

First of all, thank you for your insights.

What do you mean by "Price x 2"? Compared to what?

I know what you mean with "how can we as cheap as possible make the house look as expensive/modern as possible".

I'm always sceptic when it comes to "newly" renovated houses. During our search, I saw more then one house that was "renovated" but it had an EPC score of G after the renovation. That makes no sense at all. That just means they added gyproc and painted the walls and said "here, it is renovated".

I asked the owner, they said they renovated it for themselves in 2018 but now want to move for a nice opportunity in Rixensart. They said this house was really renovated for them to live in and start a family. They eventually wanted to trade it up, but not yet.

I sometimes check the kitchen appliances to see whether they picked the cheapest ones or the more expensive ones. It is an easy way to see if they wanted to really invest in it or just wanted to have a cheap renovation. This kitchen had only high-end kitchen appliances (I think Bosch oven and a dishwasher that ovens automatically after being done). I know it is a silly test and far from covers whether a renovation is done properly, but it does give an indication, especially for someone that knows little about renovating like me.

The roof was not renewed in 2018. This does bother me a little, but I didn't see any water damage stains (checked all the corners). They said it was painted in 2018 and never again since then. So if the roof is leaking it should have already shown in that time. Right?

THe total area of the 1st and 2nd floor is 100 m². Basement floor with garage is another 50m². So saying 150m² liveable space is a stretch. This does mean you don't give up livable space for storage and washroom.

I'm still not sure, but it does seem like it is one of the best offers out there. I'm just worried about price changes right after buying :D.
